The bathroom in my first room flooded again and again because of a leaking toilet and drainage problems. Water covered the floor for weeks, while I kept paying full rent. Management did very little. I waited weeks for proper help, got handed a mop and bucket, and had to deal with it myself. Maintenance requests disappeared, and visits only brought temporary patches, never a real repair. When I was finally moved, the issues continued: unusable shared spaces and serious safety concerns after a flatmate directed a hate symbol at me. Management handled this carelessly, shifting responsibility to tenants and suggesting an inappropriate conversation instead of taking action. I was told to move rooms again, for the third time, or talk to my flatmates. In the end, my host university had to get involved to help ensure my safety. Promises to handle things or send someone were repeated, but nothing happened. Living at Mannequin House / London Nest was a nightmare and one of the most stressful experiences of my life, especially as I was moving out on my own for the first time. What should’ve been exciting became weeks of anxiety because the building wouldn’t take responsibility. If you’re thinking of living here, expect to be left to handle problems largely on your own. Emails and promises don’t seem to lead to much. I’d give zero stars if I could.

Even though I’m far from my family, I feel safe and supported here, and can focus on university with peace of mind. The kindness and emotional support from the team make a real difference. I don’t feel alone, and I truly feel at home at Mannequin House. Candy and Aïcha have been especially supportive, available, and quick to resolve issues, even small ones. They listen, explain things clearly, and respond with professionalism and empathy. The whole staff is approachable and genuinely cares about residents’ wellbeing. Recently, the team helped me sort out a small problem quickly and communicated clearly throughout. My room was very clean at check-in, and the layout is pleasant and thoughtfully arranged for comfortable daily living. The bathroom is convenient, the wardrobe is so spacious that I still have room after fitting all my things, and the shelves are easy to reach. The drawers are useful and help me stay organized. These details make it easier to build a routine in a new place. Moving to a new country and settling in was stressful, but from my first day I felt welcomed and cared for. Candy greeted me warmly, helped carry my luggage all the way to my room, and patiently showed me around with a smile. That first connection turned an overwhelming arrival into a reassuring one. Within days, I felt settled, safe, and at home. Thank you to the whole Mannequin House team for making this such a warm, caring place. ❤️

The staff are what make this place reassuring, especially Candy and Rita. When I was really sick, they kept checking on me and making sure I was okay. Their kindness made a big difference. I’ve lived in this student housing for about a year, and day-to-day life has been comfortable and reliable. Overall, it’s been a solid experience.

I stayed six weeks and the location was good, right by Blackhorse Road station on the Victoria line. There are lots of supermarkets around, like Walthamstow Central. Beyond that, I didn’t find much to recommend it. The room clearly hadn’t been checked before the next guest arrived: the toilet wouldn’t flush, the heater didn’t work, and the shower only had hot water. My agents helped rearrange things fairly quickly. The kitchen also had none of the equipment I’d been told would be there, so I couldn’t cook anything. At first they said I’d have to use staff toilets for two days, which meant walking to another flat to use the toilet and shower. When I had a laundry and dryer problem, reception said I’d need to pay extra for a re-wash and offered no help. I messaged through the app instead and got a refund. The attached picture shows the issue.

A close friend lived at Mannequin House, and watching what she went through was awful. There seemed to be a new problem every week. Maintenance entered her room without telling her and left the door open. When she reported it to reception, they insisted maintenance would never do that and was supposed to lock every door. Then it happened again, and again. Her bathroom flooded, and she had no idea what to do because nobody actually helped. Maintenance workers sometimes argued with her and said nothing was wrong while the bathroom was literally flooding. She also had a hate symbol directed at her, and it was treated with alarming indifference. There was no real action or protection, just more stress. The answer seemed to be moving her to another room, where the problems stayed the same or got worse. She’d go downstairs for help and nothing would happen. They made promises and didn’t follow through. This was her first time living on her own, and seeing her struggle through it was upsetting. Nobody even reached out to apologize. They told her nothing was wrong or that she wasn’t right, which was unbelievable. I’ve seen Student Roost say they’ll do their best when someone asks for help, but that wasn’t her experience, and it was disheartening. If you enjoy chaos, denial, and being told something didn’t happen when it clearly did, this might be the place for you. Otherwise, avoid it at all costs.
