The common areas were in rough shape. The pool table had torn cloth, some cues and balls were missing, and the TV remote had no batteries. I told reception, but nothing was done. In the kitchen, three microwaves for ten people dwindled to one, and none of the lounge sockets worked, so even using an iron was impossible. I reported that more than once too, with no response. That was a recurring problem at AXO New Cross. Repairs took an age, if they happened at all. I chased some jobs repeatedly, sometimes six times for one repair, and was either ignored or left waiting months. The blocked shower drain was a safety concern, but even after the repair person raised it, management wouldn’t update the faulty drainage system. The tap water stayed far too hot because the manager said “it’s not that hot.” I had to keep it on the lowest setting all year, and the pressure was awful. Reception was often empty for much of the day, even during normal working hours, and open for very limited hours. For the price, there should at least be someone around to report issues to. The room and lounges also got unbearably hot in summer, making it hard to relax or even eat. Overpriced, badly managed, and poorly maintained. I wouldn’t recommend it.
The shower barely drained, so you’d be standing in water up to your ankles. The place was filthy, and the listing photos were misleading. What was shown was not what we got. There was no 24/7 concierge help, and neither the UK nor US phone number worked, even in regular business hours. We were told someone from support or management would get in touch, but nobody did. The listing’s “what’s provided” section promised things that weren’t there: no soap, shampoo, conditioner or body wash. The rooms didn’t even have a lamp or a bin, and not even the listed bar of soap was supplied. Airbnb shouldn’t support this facility. It’s false advertising, and students of any age should save their money and time. For women travelling alone, the area felt iffy at night. People would wait for you to open the entrance and then use the door opening as a chance to get in, saying they were “meeting friends.” The call button went unanswered, whether you needed help or there was an emergency. Some people say you get what you pay for, but here you don’t even get that. Stay at your own risk.
Benedict at reception made my stay feel easy from start to finish. He was welcoming, always ready to help, and went out of his way with things like packages and tips on places nearby. I felt supported while I was there. Axo New Cross also has modern, well-kept rooms and communal areas that work well for studying or spending time with others. The gym and laundry were handy extras, and it’s close to shops and public transport. I had a fantastic stay and would highly recommend it for student accommodation with good service.
The place is really close to Greenwich and Goldsmiths, with a tube station right nearby. Central London is only 15 minutes away by tube. I’m enjoying my stay as a student. The receptionist is nice, there are events too, so yeah, it’s nice. Would recommend.
The standout for me is how quickly maintenance issues get handled. Staff are helpful and responsive, from reception through to security, and the place has 24/7 security. You need locked access to get into the room section and to your own room. Communal spaces, including the kitchen, are cleaned weekly, which is a great extra when you’re living with students. It’s also very handy for New Cross and New Cross Gate stations.
