Getting into the town centre on foot is easy from this well-located, cosy ground-floor flat. It's just enough space for two and would suit a short stay if you don't plan to spend all day indoors. For two weeks, it could start feeling cramped, especially if rain means you're washing clothes inside. The lane is quieter than town, with walkers heading for the footpaths and boatyard users passing by, but not much foot traffic. Neighbours were quiet too. The main noise came from boat maintenance, and the yard starts work around 8/9am, sometimes with a motor left running. That could be a problem if you want to sleep in. Our sleep wasn't great after the first few days. The mattress could be better; our backs were killing us after three days, and we were there for seven. The shower needs a proper clean because there's lots of mould, and the kitchen sink needs attention. The bathroom window also needs a blind for privacy when the window cleaner comes by or when people in the first-floor flat can see in from the shared parking area. The kitchenware is usable and seems to be replaced as it wears out, with a good choice of glasses. There's a washing machine in Pelyn, along with an electric cooker and microwave, but no dishwasher in the ground-floor Pelyn flat, so ignore the note about loading one before leaving. A proper fridge-freezer would be useful, as the under-counter one isn't really enough for a stay of seven days or more. A broom and dustpan with brush came in handy for keeping the flat clean during a longer stay. The flat has its own parking spot right beside the kitchen window, and we had no trouble getting in or out. When we were there, all the boats were docked, so the sofa view wasn't much to look at. From the balcony, though, it was lovely to watch the boatyard at work and see boats sailing by every day. As my photos show, the view is still lovely, framed by the docked boats. Freshwater team were very helpful whenever we had questions. The location is ideal, and I'd recommend this cosy flat to anyone on a budget, especially with hotels on the St Mawes side being expensive.
