The room itself was uncomfortable, with a dirty bathroom and bad-smelling towels. We also got no drinking water or room service, and they refused to give us food, saying it was only for staff. The staff were rude and unprofessional. We had booked four days two months ahead, but on day one they told us to leave the following day, using renovation as an excuse. It seemed they wanted the room for their friends. Before we booked, they had promised food, bike or car rentals, and full service, but none of that happened. Avoid this place if you want your Goa holiday to go well.

Parking a four-wheeler was difficult, reception didn't answer our calls, and there was neither drinking water nor a steady water supply. In the room, we had no fan, the AC had no remote, there was no mirror, the lighting was very dim, and cupboard space wasn't adequate. My wife and I stayed in December 2025. The price was budget-friendly, but the property looked very different from its photos and felt like a construction site, with one building still being worked on. It was a struggle to stay there. A group of boys on a December budget who don't expect much might still consider it.

The only thing around at the moment is a nearby wine shop. Maybe it'll look beautiful when it's finished, I guess.

There isn't even a fan in the rooms. The staff were horrible, and room service was completely nonexistent.

The beds were extremely comfortable, the washroom was clean, and the staff were friendly. The property is also really well located. I missed a swim because the pool was being renovated during my stay. As an early riser, having to wait until 9am to order tea was a drawback. The bar could use more stock too, there were only about two pegs of basic blended whiskey left in the bottles. I'd give it 6.5/10.
