Atithi ashray wouldn't honor my MakeMyTrip booking. They said the room assigned to MMT was under renovation and asked me to pay extra. The contact person was very arrogant.

We had 13 guests there for four days. The owner, Arun, kept insisting that we take our food from him and not bring it in from outside. After a long argument, he wanted 200 per room per day for cleaning. My brother had already paid an advance, and when I asked about cancelling and getting a refund, Arun said the cancellation charge would be around 18%. His threatening comments had me close to calling the police. He's rude, greedy, and unprofessional. This was the worst property I've ever visited, and I'd tell others to stay there at their own risk.

I stayed for two days, and the guesthouse was affordable. The rooms were clean and well maintained, and the maintenance staff were lovely, very friendly, and quick to make me feel at home. It's centrally located and about 15 minutes from the airport.

I found the location convenient, with easy access to attractions and other services, and the rates were moderate. The rooms met basic cleanliness standards, though they need more space and a better overall feel. Still, the many problems during my stay outweighed those positives, and I can't recommend Atithi Ashray to other travelers. The booking process came with a demand for 50% in advance, which felt inflexible. Once there, guests were expected to eat on site, where food was unexpectedly expensive. Outside food wasn't allowed, or came with arbitrary charges, so it led to frustrating discussions and extra costs. Check-in felt rigid and unwelcoming, with unnecessary delays, especially hard to deal with after travel disruptions. Guests were pressed to provide documentation immediately, making the arrival process uncomfortable. Payment was cash only, ostensibly to evade taxes, which raised ethical concerns and felt unprofessional. There were also privacy and comfort issues. Caretakers slept in the common areas, and there was no drinking water facility. Bottled water cost twice the market rate, which added an unreasonable expense.

The rooms were only okay in size, and the washroom needed a better cleaning. The location is prime and the rates are moderate. There were also some serious issues during our stay, so I'm sharing an honest account for future guests. My guest didn't post a negative review at first. Then the owner called me and rudely claimed my guest had left negative feedback on Google. Even if they had, he had no right to challenge them. Their stay wasn't pleasant, and they should be able to say so. We live in a democratic country with freedom of speech. Also, I believe the 5-star reviews are from the owner's relatives rather than genuine customers, posted to counter real guest reviews. We were asked for 50% upfront. The owner insisted we buy food from the property, where the prices were abruptly high, and wouldn't let us bring in food from Swiggy or Zomato. After several arguments about these ordinary issues, he first agreed to outside food for an extra cleaning fee close to 15% of each room's rent. Our guests were arriving within hours, so we had little choice. After more discussion, he allowed it for 5% of the total day's rent. We'd booked the entire place, but he was still creating problems. When the guests arrived, they were asked to enter each guest's details, which was fine. We had also entered family members who were coming later to save time. Someone accidentally put all the guests' names in the signature column. When the next guests arrived, they were made to wait in the corridor. They couldn't even put down their luggage and were told to finish the entry process before going to their rooms. We'd already shared everyone's ID cards. Their train was eight hours late, they were exhausted, and they had another four nights ahead. All seven rooms were booked by one person, so they could have been allowed to rest and provide details later. Later, while we were eating in the common area, the owner rudely told us to go eat in our rooms, as if we were slaves. He wanted every rule followed, but insisted on cash for payment to avoid tax. There was little privacy. The caretaker slept on a bed in the common room, and the owner and his wife sat there doing errands, making it awkward for guests to move through the space. There was no drinking water or RO water. We were told to buy bottled water for Rs 30 per litre, though the market price was Rs 13. Tea could take an hour to arrive, or be forgotten altogether. It seemed to me that the owner had directed the caretakers to hassle us because we hadn't accepted his terms. I asked for two rooms for early check-in. Although all rooms had been vacant the previous day, he wouldn't give us any before 12 PM, even though we were ready to pay an early check-in charge. We had nowhere else to host our guests, and I felt he took advantage of that by adding unwanted charges. The name is Atithi Ashray, but they don't seem to understand the meaning of "The guest is God.". The constant disputes and disregard for our comfort and privacy made the stay stressful. I can't recommend this place.
