Parking was a concern I overlooked. There's no hotel parking, so if you're driving, be prepared to leave the car outside. I was also watching the collapsible lift gates closely while travelling with three kids, to make sure none of them went near. Otherwise, it's a decent deal for the price: a budget hotel with friendly, helpful staff, and RK beach is within walking distance. Rooms come in two sizes, the smaller ones have odd numbers and the bigger ones even numbers. Breakfast is served by the adjacent restaurant Moksha. The rooms follow the Treebo policy and have the facilities you'd expect from a 3+ star hotel, although the supplied products look cheap.

There were bugs in the bed, and we didn't get a proper supply of drinking water each day. The photos make the rooms look quite different, and our room was smaller than shown. Staff weren't always available, the lights weren't good enough, and the water taps were broken. We suffered a lot during our stay. It was a really bad experience.

I booked four rooms, and every one had the same problems. At check-in I asked the hotel to fix them, but they didn't take care of a single issue in two days. The fans and ACs weren't working, bathroom water wasn't flowing properly, bedsheets were dirty, and there was plenty more wrong. The rooms were very bad for a price comparable to other good hotels. Staff were extremely unprofessional and didn't know how to speak to visitors, and the manager was very rude. The service was bad all the time. This place deserves negative stars. Don't even think of staying here, it's a waste of money and time.

The Lady Manager and team were courteous and polite, and she tried to make the best of a bad situation, even with irritated guests. The hotel is very close to the beach. That's why I give two stars. Without them, Sea Rock would have got a -5 from me. As things stand, though, avoid it if you don't want your stay ruined. If OYO and the property owner maintained it properly, this could be the best hotel in the area, because the team is good. I booked three rooms, and practically everything had some issue except the ACs. After our long trip from Bangalore, we had to wait four hours from check-in to freshen up because there was no water in the taps. The lift wasn't working on the first day, yet all three rooms were on the third floor even though I'd told them I was travelling with a Senior Citizen and Heart patient. There was a weird rotten smell too. In one supposedly cleaned room, a tissue paper was left on the bed runner. Another room was quite dirty and had a huge patch of missing cement on the wall. One of the rooms had no hot water.
