The setting was a real highlight, with outstanding views and the delightful little town of Casaprota nearby, though there isn’t much there. We stayed only one week of the two we’d booked. The villa had plenty of room for five adults and a two-year-old, with comfortable beds and an en suite shower room in every bedroom. Things got uncomfortable after the owner accused us of breaking the pool rules. He says sunscreen damages the pool liner and, if you use it, you need to shower with shower gel. We had been doing that. He offered to refund the second week, so we accepted and moved to another property. He didn’t have to offer the money back, but it felt strange when he said he could check the CCTV to see whether we’d showered.

The views from the house and terrace are beautiful, and it could make a great base for exploring the area. Still, our stay was seriously disappointing. There was ongoing construction noise from hammers, drills and saws, though we’d booked the place for its quiet setting. That work wasn’t mentioned before booking. We also found the house poorly cleaned. Stefano asked us by WhatsApp not to arrive before 18:00, despite the usual 15:30 check-in. We got there at 19:00 and the kitchen was still very dirty, including the fridge, stove and cupboards. Used kitchen towels were left out, and the shower towels were stuffed unfolded in a cabinet. At checkout, he insisted we leave by 11:00, which we did, but the manners around it felt off given the delayed check-in. The pool rules were another concern. Sunscreen isn’t allowed in the pool, which seems very strange with young children in 34°C sunshine. There’s also CCTV that turns between the pool and house, so guest privacy didn’t feel respected. Stefano later said sunscreen meant he had to empty the pool and replace the liner, and that he’d keep the damage deposit. I suspected he was trying to make a false claim, so I recorded the checkout and sent it to Homeaway to handle. He wouldn’t do a walkthrough with me at checkout, saying he’d inspect the house later. A few hours after we left, he messaged saying we’d broken three TVs, even though we hadn’t used them. We watch things on our iPhones and iPads in our own language. I hope later guests have a better time, but I’d read another Homeaway review from someone who stayed after us and also complained about the dirty, poorly maintained house and pool area. Maybe Covid-19 caused financial strain, but that doesn’t justify this behavior. I wish the owner well, though we’ll check reviews more carefully before booking next time. Until now we’d only had honest, friendly owners, but the one at Cesoni view seemed to have another agenda. I hope his mom is proud of him. If you do stay, make sure both sides sign a document at check-in and checkout recording the condition of the house and everything in it, as rental car companies commonly do. He doesn’t take criticism well.

We spent the weekend there and had a wonderful time. The house is beautiful and spacious, and the pool and views made everything feel just right. Thanks, Stefano!

A lovely, comfortable cottage with a pool and a stunning view. It’s 60 km from Rome and worked perfectly for a family holiday.

The mountain views from the pool are lovely. The apartment itself is cozy, with an ensuite bathroom and shower.
