The room was good and clean, and the lady was considerate. Finding the exact address was a little confusing, and check-in is only available at a fixed time, but I still had a good experience.

The room could be good if the repairs were done, the decor matched what was advertised, and housekeeping paid closer attention. Rosa room is spacious, the T2 tram goes straight to the city centre, and the air conditioning works well. The shower is a good size, there's a bar fridge, and the staff were friendly. But the floor hadn't been cleaned properly, and the room looked quite different from the photos. The curtains were different and stained, there were no bedside lamps, the seating wasn't the same, and the towels were folded like they would be at home. The TV on the wall is tiny. The toilet seat and hair dryer were broken, the hand towel rail was loose and unusable, and the bin lid looked like it hadn't been cleaned in ages. Breakfast was included and left in the room each day, but it was poor, and one morning we didn't get it at all. The next morning it seemed like a used tray from another room had been brought to us. Several items were missing, including the coffee pod, and there was a used cup on it. After a long day travelling in hot weather, we also had to wait over five minutes while the owner finished training a new staff member before check-in could begin.

The staff were polite and available 24/7. The room was tidy and comfortable, with a security locker, small fridge, TV and air conditioning. You can pay by card or cash. Breakfast is arranged for each room every evening. Guests can use all the kitchen facilities, and there's always coffee and tea. You can also use everything in the fridge and kitchen. It's about a 20-30 minute walk to the city centre, or around five minutes by train from a nearby stop. There's a supermarket three minutes away.

Our room was really nice, and the staff were friendly. It even had a mosquito net on the window as well as air conditioning, which you don't find in most places to stay in Italy. Definitely recommend it!

A good hotel B&B, close to the tram and bus station. It's about 10 minutes by tram to central Florence. The room was good and very clean, and the owner was kind and available.
