The stone buildings and chapel give the place a medieval village atmosphere, and breakfast was varied and plentiful. The owner was kind, though I wish she'd been more present when we arrived. It's at Col di Molino, about 12 minutes from Gubbio, but the road there is narrow and poorly lit. Our room was okay, while the bathroom definitely needs improvement. The bedroom door also opens into the bathroom door, so the door placement should be reconsidered.

The woman who made breakfast was very kind. The estate is lovely and peaceful, close to Gubbio, and the rooms are very spacious. Still, cleanliness needs work, and the lighting isn't adequate. We couldn't find anyone at reception to tell us there was no kettle in the room.

The price was excellent when I booked directly through their website, which is unusual these days for such a beautiful property. It's a huge, quiet, lovely estate, convenient for getting to Gubbio, with a large pool. The stone buildings are typical of the area, and the room and bathroom were both very large and well kept. In summer, it seems worth visiting to relax and enjoy the quiet. Breakfast was adequate, though limited, and the savory items were brought to the table. The chocolate cake was excellent, and the person in charge was very kind. The sign says to park outside the gate, but you can park closer to the entrance. That would be easier at night, when the entrance is dark, so clearer directions would help.

We chose the property enthusiastically because it's beautiful, well kept, and set in a charming location. But the lack of clear information about the phone service and the weak guest assistance affected our stay. There's no phone service, only Wi-Fi, and that worked intermittently. I got stuck in a deep muddy puddle, with my car completely covered in mud, and couldn't call for help. My partner was also unwell, so I asked for chamomile tea, since there was a kettle. After waiting more than ten minutes, nobody replied or offered help. In such an isolated place, guests need clear information about connectivity and more attentive assistance.
