Residence San Bull

That livable terrace felt like another room, great for breakfast, dinner, or watching the sunset. The renovated three-person apartment on the second floor was charming, functional, quiet, and the property itself is beautiful. I thank the negative reviews for raising my expectations. Reception was closed when we arrived, but Mattia came at 3:00 PM as agreed, a few minutes early after the staff member managing car access invited him. We had dishwasher tablets, dish soap, and toilet paper, which isn't always a given, especially in our Tuscany. The pool hours seemed reasonable to me for keeping things clean and quiet for nearby residents, even though access wasn't available all the time. We were told at the start how to restore power if it went out, which happened once when the induction hob and air conditioning were running together. The front door can reopen in the wind if a window is open, so just lock it. Sea breezes and swallows are a nice part of being there. No kitchen towel was provided, but with the dishwasher it wasn't really needed. Glasses, plates, and cups could drain in the cupboards, and the rest dried on the stainless steel counter by evening.

The apartments were clean and tidy, and the woman who helped us was courteous and correct. Still, the stay was disappointing, mostly because the management and communication were so poor. We were given just one roll of toilet paper for five people for three days, and when we asked for more, we were told it wasn't provided. We chose Residence San Bull Club largely because of the pool, but on arrival we learned it was closed. There was no discount, and only then were we told pool use costs at least €10 per person. That surcharge hadn't been mentioned before. We also found out about a required deposit and cash payment for the balance only after arriving, with no notice of either in the information we had. Getting in was a hassle, too. We had told them we'd arrive between 3 and 4 PM, but no one was there to greet us. We spent half an hour looking for information before noticing a tiny handwritten note with a nearly invisible alternate phone number, one we'd never been told to call. After calling, we still had to wait for a woman to come open the door. The organization and communication ruined what should have been a pleasant visit. I don't recommend the property and won't return.

The houses were new, comfortable, and very clean, and the apartment had everything we needed. We stayed August 5th to 11th. There wasn't much on the property itself: no bar, restaurant, or market, and no bathrooms by the pool, which was very inconvenient. We had to drive to beaches and supermarkets every time. The shuttle times were awkward, and the pool hours were absurd, closed at 1:00 PM and reopening at 4:30 PM.

The manager was kind, friendly, and always available, and the apartments were good. But the owners didn't respect the rules. Noise, commotion, and a loud TV were still going at 2:00 a.m., with a large group of young people roaming around and disturbing everyone at all hours. The pool was good, though there were few rules. There was no bar or supermarket for basics. The sea is about 800-900 meters away, with access to an "equipped beach" at Camping Riva dei Greci. You can also take a path through the pine forest to a public beach.
