This is a rural farmhouse, so don't expect a full-service resort. The countryside is absolutely beautiful and the place is maintained decently. It's close enough to Montepulciano city center to walk in for lunch or groceries. It also feels safe and secluded, with room to sit outside without being interrupted.

After calling twice the next day, the lady confirmed there was availability both times, though she could no longer tell me the nightly price. I confirmed the reservation on both calls. Then the following day she texted to say someone had booked through a website, so there was no longer a room for us, and suggested we try on a future visit. There won't be one. We had spent three days confirming the booking repeatedly, so having to find somewhere else at the last minute was unreasonable. The management came across as unprofessional and, to put it mildly, rude. I had first found the property through a popular search engine but called directly. A kind woman answered and said she didn't have her diary with her, but thought the dates might be available. We agreed to speak the next day, and I asked her to confirm as soon as she checked, at which point she gave me a price.

The setting around Montepulciano is beautiful and very convenient. Mornings are good for visiting Siena, Florence, or Bagni San Filippo, then you can cool off by the pool in the afternoon. Prices are fair. Being among vineyards does mean there are sometimes insects and a little dust. Mrs. Loredana isn't 20 anymore and has some aches, but she's always there and very kind, like a second mother. Running a small farm like this is hard, and she does what she can. We've been returning for years and plan to keep coming as long as Mrs. Loredana has the patience and strength to manage it.
