The location is beautiful and the apartment looked charming, but the lack of basic comfort and upkeep made our stay really unpleasant. The floor was very dirty, and the bed smelled bad and was uncomfortable, so we tried sleeping on the sofa bed in the kitchen/living area instead. The mosquito nets were broken, even though earlier comments had already mentioned this, and we got lots of painful bites. There was no air conditioning, so we had to leave the windows open, while the bright garden lights made it hard to sleep. The bathroom looked lovely but wasn’t practical, with no shower curtain and other details missing. Our apartment was described at check-in as “the special one.” It’s right by the staircase, above the breakfast area, where it gets noisy from 7am. With the broken nets and all the other issues, charging 150€/night for this apartment felt unfair and misleading.

The people were welcoming and the service was good, as you’d expect in Tuscany. The location is remote, peaceful and surrounded by lovely nature, and the rooms were clean. Still, the place seems to be slipping on maintenance. The website photos and reviews had impressed me, but they clearly seemed to be a few years old, which probably explains the low, and fair, price. Breakfast was good, though I expected better products. The tomatoes were very dull, which is unusual for Italy. Our room was a little damp because shower water ran onto the stone floor and didn’t dry. It’s a mixed experience, but recommended if you keep the price in mind.

The setting is quite remote, so expect around 20-30 minutes to reach the beach, a restaurant, town or supermarket. Bring mosquito spray too, especially for evenings, as there are quite a few around, though the rooms do have window nets. The staff were so kind, the rooms were spacious and clean with everything needed, and breakfast was delicious. We had fresh figs from the neighbors' garden and freshly made pies. The road up the hill is gravel, and you’ll need a car or mountain bikes and some leg power to get around. You might even spot boars on the way back from dinner at night, along with the other wildlife that shares the place. Dogs are allowed, though not everyone knows how to keep one under control. It’s a wonderful historic estate, with kind staff, a varied breakfast, huge rooms mixing old and new furniture, lovely scenery, the sea and interesting places to visit nearby. A great place for a holiday.

Breakfast was always a lovely part of the day, with great homemade bread, jams and more. A couple of times a week, Tenuta Sante Trice can arrange dinner on site, and I highly recommend trying it. For us, it was one of the best meals in the area, and there was plenty of competition. Tiziana and her team were wonderful hosts and did everything they could to make our stay better. The rooms are decorated with taste, each with its own antiques instead of the flashy look you find elsewhere. The place is close to both the coast and inland villages, yet tucked away from road noise and prying eyes. What an amazing place.
