The kindest part of my two-month stay was Maurizio and his wife. They welcomed me warmly, made me feel at home, and we even had a lovely dinner together. I appreciated that a lot. I also want to describe the apartment as I experienced it. It was very dark, even on sunny days. One bedroom had two windows and the master bedroom had one. The kitchen and living room shared a small window in the external door, which didn't bring enough natural light into the main area. Photos I took without artificial lighting show that limited daylight. For me, it made the place feel gloomy and less livable. After I raised the issue with the landlord, they were supportive and changed the bulbs to brighter ones. With the artificial lights on, the rooms were well lit. My other concern was the basement apartment's walls, where I believe there was a serious mold and/or fungus issue. After a while, my clothes had a strong musty smell and I developed skin irritation. I suspect the environment caused it, though I'm not an expert. The smell seemed less noticeable after being inside for a few minutes, and it took me weeks to understand how much it was affecting me. In my opinion, this looks like a structural problem that needs professional attention. I took high-resolution pictures on an iPhone 16 Pro to document what I saw, including dots on the ceiling. I revised this review after the landlords threatened legal action over my initial comments and asked me to take the review down within 3 days. To me, that pressure felt aggressive and discourages honest communication between landlords and tenants. As an EU resident, I believe I'm entitled under European law to share my subjective opinion based on direct experience, without facing legal retaliation. This is my account and opinion, not an attempt to mislead anyone or spread misinformation. I understand other tenants may have had a different experience.

We’ve returned many times, since there’s always more to see and it’s lovely to have this place to come back to at night. It’s spacious, beautifully decorated, immaculate, and the kitchen is well stocked. The owner and staff know their stuff, are helpful and well informed, and are always on hand to arrange excursions and sort out logistics. The property sits in a large garden set back from the road, so it’s very peaceful. And the location works well for exploring both Via Appia Antica and Rome.

Please be very cautious before signing a rental contract here. We booked a month at Appia Antica Resort in Rome for the summer, signed the contract, and the owner charged the full amount plus an extra security deposit well in advance. After a very long drive and hundreds of euros in travel costs, we arrived to find ourselves in a very dark semi-basement flat. The written contract said we were entitled to a ground floor apartment. The flat also smelled strongly of mold and mustiness, probably because of its position in the villa. When we raised these issues, the owner said he couldn't do anything. After three sleepless nights, we sadly had to go home. The owner didn't refund all our money, even as an “apology” for what I consider deliberately misleading and clearly irresponsible behavior. I still wonder who is supposed to cover the travel costs we wasted. Given all these problems, the fantastic earlier reviews are a mystery to me, and sadly seem to belong to the past.

Paola took a couple of hours to talk us through where to go and what to eat, and she brought maps. That kind of help made a difference. The owner Maurizio and Customer Relationship Manager Paola were welcoming from the moment I booked through Expedia. There was a misunderstanding about rooms and rates, but Maurizio worked it out with me. He’s polite, kind, knowledgeable, and understands hospitality and customer service. I came for my 40th birthday and felt lucky to find this villa, tucked away from the busy city center. I liked being in the little town and away from the touristy traps near the main sites, where the local restaurants serve delicious food. There’s a bus right outside, and Maurizio can arrange taxis if that suits your budget. He also offers a city tour for an extra cost, taking you to places you might not find on your own and sharing their history. I thought it was well worth the money. The apartment was clean and very well kept, with a large kitchen and dining room, plus a roomy living room. Maurizio even stocks the fridge with some basic food, which felt like an extra touch. There’s a washer, though clothes need to air dry. I had a wonderful stay. If it fits your budget, I’d book this distinctive villa for a Rome trip.

The apartments are really well kept, and the neighborhood has plenty of interesting places to see away from the usual tourist trail. Everyone on staff went beyond what I expected. We loved staying here, and it was very welcoming for families.
