The only thing going for the place was its location. Everything else spoiled it. Luckily, after I provided proof that we had left, I got my money back and a free cancellation. We found somewhere else later, thankfully. I hate writing bad reviews because I know how much work goes into restoring good ones, but this felt badly advertised, and I felt scared and massively let down. My family and I booked two nights while travelling up and down Italy sightseeing. It was listed as a “deluxe quadruple room guesthouse” on the “first floor”. It wasn’t on the ground floor, though. There were three flights of stairs and no elevator. My first thought was that it wasn’t a nice place to stay, but it would do for two nights, putting it as nicely as I can. The outside of the front door was a little grubby but fine. Inside, the walls were in horrible condition, with scratches, peeling paint and dirt that continued through the building. The “deluxe quadruple room guesthouse” was a studio with a bathroom, two single beds, a large double bed, and a supposed “double bed” that was really a sofa bed. The beds were some of the worst I’ve sat or laid on, extremely uncomfortable, with no bedding, just one pillow and one sheet for all of them. Getting into our part of the property was awful. We were given codes for the doors but not told which code went where. We had to guess our way into the key box, then found that key was broken. We got through the front door after entering its code correctly, went up to the second floor where our apartment was listed, guessed that code, and finally could use the other key, which wasn’t broken. The rest was beyond what I could put up with: dirty tiles and floors, marked walls, ants, a broken tap, a broken shower, and air conditioning that didn’t work during a red weather warning. I went back and forth with the owner about the air conditioning. He told me I was “doing something wrong”, “wasting his time”, and that it was “my fault”. I said we couldn’t stay unless it was fixed, because my children couldn’t and wouldn’t sleep in 32 degree heat, as shown in the picture below. He replied, “get out I’m coming over in 30 minutes to make sure you’ve checked out.” I did try to resolve it. He talked me through using the air conditioning and told me to wait. We did, but it was still cooler outside than inside. Someone else had complained two months earlier that the air conditioning was broken too, but the owner insisted it was brand new and, as before, blamed me. His attitude through all this was diabolical and appalling. After going back and forth to see if we could cancel, the owner became horrible, and my family and I felt threatened. As the pictures I added show, there were ants under the skirting board. When we first walked in there were ants all around the area, as if someone had left food on the floor or hadn’t cleaned since the last guest. The tap wouldn’t run cold water, or only did after waiting a few minutes. The shower wasn’t even on the wall and didn’t work. There were lots of dirt marks, scratches, and dents on the walls, showing no care or pride in the place. I don’t know why anyone would willingly stay there, and I’m sure the owner wouldn’t.

The location was excellent, but communication was only by WhatsApp. The host was friendly, though very slow to respond. Online it looks like a hotel, but it isn’t. Breakfast was plentiful, but made up of packaged, store-bought pastries. I told the host there were ants in the room for four days and in the bed for two, but it wasn’t fully dealt with and the reply was slow. I wouldn’t stay here again.

The apartment was close to both the Vatican and Castel Sant'Angelo, with restaurants and shops nearby. We went in August and the air conditioner worked perfectly. We had quick, easy communication with the host on WhatsApp, and the key access codes came in a video, which made getting in easier. Our room for four was in an apartment with another bedroom, a shared hall, kitchen, and terrace, but its own separate bathroom. At first I was worried about sharing with other people, but everything was fine in the end, with the spaces separated and locked. I recommend it for a family of four. :)

The room was noisy because the windows and blinds didn’t close properly. The bathroom was very hot and there wasn’t enough toilet paper. Breakfast was packaged biscuits, butter, and warm yogurt, which was very disappointing for the high price. The host was very unfriendly. We waited at the door for more than an hour in 35 degree heat, and communication was a disaster. We tried to reach him, but he only wanted to communicate by text. He wouldn’t pick up the phone and, when we reached him, he just hung up. He didn’t come to help us either, sending one of his 'workers' instead. That person could only speak Spanish and wasn’t able to help.

Check your email, since the staff contact you there first. The message tells you that you can also reach them on Viber or WhatsApp, where they respond quickly. The hotel was very clean and cozy, and well located for the metro, supermarkets, restaurants, St. Peter Basilica, and the Vatican museums. Thank you for a great stay.
