We'd just landed when Alberto messaged to say our check-in had changed. The room we'd booked near the Vatican was now in Termini. We said we wouldn't stay near Termini because that wasn't what we paid for, and asked for another option. He said we could cancel or sleep near Termini. This was four days before the Pope's funeral, when there weren't many reasonably priced rooms left. We had to book somewhere else for 200 euros more, and lost our whole first day in Rome searching under stress and paying well over budget. Don't take the chance that he'll change your location on arrival like he did to us. Book somewhere else.

It's a great spot for walking around the city, with the Vatican Museum and S. Peter's really close. The rooms are in an apartment and share a kitchen. The landlord was very polite and available for any needs, including arrangements for payment and check-in or check-out. The railway station is a little far, but you can get there quickly by metro or taxi. I recommend it for a weekend in Rome. Overall, a very good experience.

Our flight got in at 2:30 am, but the digital entry made the very late check-in easy. The room and bathroom were super clean, and the location was great, close to Vatican City and a metro station. We had a great time in Rome, and staying at Arts and Room was part of that. I'd book again for sure!

The place was quiet at night, with a very good location near the Vatican, city centre, and restaurants. The owner was kind and available for information, though usually nobody was on site. The beds were too soft for us and needed a bit of repair. The bathroom was separate, but it was described that way on Booking.
