The hotel looked nice and its location in Rome was convenient, but it’s an old apartment split into several studios, with poor soundproofing. You can hear people in the lobby. I’d mistakenly booked for one person, and it was fine when the owner asked us to pay the taxes for two. But then he also demanded an extra charge for the second adult. That should normally be 10 euros per night, or 30 euros for our stay. He asked for 90 euros instead, saying high season was the reason. That wasn’t true, since the extra charge is 10 euros a night whatever the season. It felt like he was trying to scam us and get more money out of us.

The one issue was the noise from the bathroom next door. Otherwise, the owner was warm, attentive, and kind, and the property was excellent. The rooms are spacious and tastefully furnished, with a really large bathroom and a roomy walk-in closet. There’s no breakfast service, but the room has a coffee machine with pods and the other basics.
We had a frightening problem when we reached Termini: my friend’s ID had been stolen, and the station police wouldn’t help. We were running late, so we called Luciano, the owner. He told us to come over and said he’d help. He pointed out the Carabinieri station, gave us several suggestions, and shared key information for getting back to Spain. With his help, a day that had started terribly got sorted out. The stay itself was lovely. The neighborhood felt very safe, and Piazza del Popolo was a five-minute walk away. We visited in summer, and the place stayed cool and very clean. The beds felt like those in a real luxury hotel, with comfortable pillows, a great mattress, and nice sheets. The bathroom was spotless and the shower pressure was just right. You couldn’t ask for more.
We were treated with incredible kindness and courtesy by the owner, who even sorted out a small issue when we arrived. The property is newly opened, in a lovely period building close to the center and not far from Piazza del Popolo. It would have been perfect if breakfast were available there, but you can’t have everything. Highly recommended.
When we ran into pickpockets in Rome, the owner did everything he could to help us from the start. He’s a truly wonderful person, and we’ll definitely stay again when we come back. The location and room were excellent, and everything was very clean and well cared for.
