We only stayed one night, for a concert at Foro italico. The place isn't close enough to walk, but getting there by public transport is easy even at night, with a bus stop right outside. What stood out most was how welcoming the host was. We were late because of trouble with our transport, but the host waited for us and explained everything carefully. They also suggested places we could reach easily by bus to enjoy Rome's culture. We wouldn't recommend coming by bike, as we did. At least get an electric one, since the place is up a hill 😂 Great value for money!

After we complained, the owner didn't apologize. He said nobody had ever complained about the rooms, and that the smell was the condominium's problem, so there was nothing he could do. He could have arranged somewhere else for us and dealt with the building himself, but instead handled it carelessly, just like the B&B rooms. I hope this review helps others avoid the same experience. We were a group with a patient discharged that morning from Arezzo hospital, and the owner knew this in advance. We arrived around 2:00 PM, before the stated 4:30 check-in, and called him. He said the rooms hadn't been vacated yet, despite checkout supposedly being by 10:00 AM, and that we had to wait outside. We finally got in at 4:00. A man in slippers, holding a broom, was finishing cleaning in the very 1970s-style apartment. Our room was basic: a double bed, small sofa, sliding wardrobe, and en-suite bathroom. The 19-inch TV was about four metres from the bed, so you could either see it or just listen. There were cobwebs in all four wall corners, old-looking curtains, a washing machine, peeling plaster, and lots of dust, especially in the bathroom. I attached photos. Outside one room's window was a shared manhole giving off a nauseating sewer smell that stayed with us the whole visit. That night was worse than a nightmare. The odor had spread through the B&B, and the double bed creaked with every movement. After a sleepless night, breakfast was a few industrial snacks and some cornflakes that seemed to have been sitting out for who knows how long. No fresh croissants, homemade cakes, fruit, or savory food. We packed quickly and fled. Luckily, an excellent bar/service station nearby had plenty of fresh croissants. The online platform price was €70.00, plus €3.50 per person per night in tourist tax. Booking directly with the owner was €40.00 including tax. No receipt was issued for either arrangement, though the relevant authorities will be notified.

A good spot for a quiet night's rest. The owner is kind, helpful with guests' needs, and very discreet. The 223 bus stop is nearby and goes straight to Termini Station, which makes getting around Rome easy.

I ran away too. Don't book here unless you want a never-ending nightmare. The room had a nauseating smell, and the bed creaked whenever I moved. Noise from other rooms went unchecked by the manager. The breakfast description was misleading: just a couple of biscuits, milk, juice, and yogurt, all poor quality and in tiny amounts. No croissants or homemade cakes, which I never got. It's miles from anywhere in Rome, with only two buses that are always full and dirty. There's no restaurant, bar, or decent shopping nearby. I was very careful around the people downstairs, too. I complained to the owner about his unusual indifference and superficiality.
