I was left outside with nowhere to stay after arriving for my afternoon check-in and finding I couldn't enter the building. The access code only came at midnight the following night, after my stay was meant to happen. I tried calling the number they gave me, but it was invalid. When I asked to get my money back, they refused, saying I had cancelled too late. I hadn't tried to cancel at all, I was asking for a refund because I was never given access. Being stuck in a foreign country like that was awful. I'd strongly recommend avoiding this place.

Getting around was easy thanks to buses that stop practically outside the hotel, even though it's a little way from the city centre and about a 10-15 minute walk to the nearest metro. The rooms are lovely and thoughtfully designed. The bathroom in the 'Rome' room stood out in particular.

The location worked well for our trip in mid May, when two adults stayed for two nights to watch tennis. But resting was another matter. The room smelled strongly of bleach, the pillows were uncomfortable, and light from the reception came through the glass wall whenever someone entered. We could have covered it with a towel or a piece of clothing, but that shouldn't be necessary in a room you're renting to sleep in. Perfume or using a jacket as a pillow might have helped with the first two issues, but for 279 for two nights and just a room, it wasn't good enough. I contacted the owner and explained what was wrong. He acted as if he couldn't speak English, which I found hard to believe when translation apps can handle a message in seconds. He offered a free night instead of refunding one night, and I thought that was fair. Still, I had no interest in going back for another round of bleach smell, bad pillows, and flashing reception lights.

The owner was kind, attentive, and always available when needed, and my room, Paris, was spotless, well cared for, and comfortable. Capital Rooms is also in a handy spot for seeing Rome, with plenty nearby and the Vatican a 10-minute walk away. There are lots of bars, taverns, and mini markets close by, and I'd recommend Balloon Bar. I had a fantastic weekend and would happily return. I can only leave a very positive review and recommend Capital Rooms to anyone wanting a welcoming, well-managed stay.

The location is convenient, close to central Rome, and there is parking nearby. That was the one real positive for me. The property itself had serious problems: the boiler for the whole place wasn't working, and apparently nobody had noticed before I arrived. I reported it several times, but nobody responded in time. The water stayed freezing, so I couldn't shower at all. The shower was unusable in its own right, even if the boiler had worked, as shown in photos I sent the owner. One of the two bidet handles was broken too. The air conditioning couldn't be adjusted, and the temperature stayed fixed. I was hot, so I had to open the window and put up with constant outdoor noise. The owner only came by on the second morning and said repairs would take several hours, when I already had to leave. At first, the owner seemed open to sorting out these serious issues. After he left, though, he changed his story, denied what he'd promised, and answered arrogantly. We had discussed a compensatory stay as a kind gesture, but later I was told it would only be available in January or February and would cost extra. That wasn't the offer we'd originally talked about. When I tried to find a fair, civil way to settle things after my bad experience, I got rude replies and even threats of legal action just for raising the matter. I always try to talk things through and find common ground, and I kept looking for a reasonable solution until the end. Instead, I was met with an owner who showed no professionalism or respect. I strongly advise against staying here because of the poor management, lack of help, and especially the owner's attitude, which made the whole stay unpleasant.
