The rooms are large and clean, and the upstairs patio is a quiet, pleasant spot. It’s extremely close to Termini for trains and reasonably priced. You can hear street trams, though you get used to the noise. There are no signs at the entrance, so look for number 69 on the building and press hotel 69 on the intercom. There’s an elevator too.

The tram below is loud whenever it passes, especially late at night and early in the morning, though you do get used to it. The staff were friendly and helpful. The location is convenient, a few minutes from the Metro and Roma Termini, near lots of restaurants and not too far from the Coleseum. The room and bathroom looked like they belonged on the cover of a fashion magazine. The shower sometimes leaked onto the bathroom floor through a gap between the bath and the wall.

Finding the place was tricky since there were no signs or name outside, and it seemed to be inside a random apartment block. It felt more like a hostel or Airbnb than a regular hotel: our room backed onto a large kitchen shared with two other rooms, and I assume other rooms were on different floors. The room was really nice and very large, with a great bathroom, and it was cleaned daily. Reception staff were helpful and gave us a map of Rome. The Queen size bed was actually two singles pushed together, and one was broken underneath, so it made a horrible noise every time I turned over.

The location is perfect, and it’s a very nice guesthouse.
