The owner was really nice, and the apartment looked just like the photos. It's close to the Metro. Breakfast was Italian, a croissant with coffee or cappuccino. The croissant was delicious, and you could get a bottle of water instead of the coffee or cappuccino.

No reception, no refund, and no one at the hotel to ask anything. This is a total SCAM. It didn't look like a hotel, more like a haunted building, and the two reviews are fake. She wrote them herself. DO NOT GO HERE.

The location was especially useful for university commitments, since it was very close to La Sapienza University. Our room was quiet, comfortable, and tidy, and the whole property was spotless, with a welcoming, relaxing feel that made us feel at home. Maria Stella greeted us kindly from the start. She's a special person, always smiling, attentive, and ready to help with every need. You can tell how much care and passion she puts into her work. I highly recommend this B&B and will definitely return.

The biggest issue for me was privacy. After we went out to explore Rome, I came back and found that someone had entered the room without my consent. That wasn't correct or professional. There was also no reception or contact person in case of an emergency, and check-in was incomplete: no documents were registered or welcome given, and the cleaning lady handed us the keys. My only contact was at checkout, just to pay. Communication from management felt too informal for hospitality, especially the use of "tu". The location is practical, in a quiet area close to the Metro, and there's a garage for guests arriving by car, which helps with Rome's difficult parking. The building is occupied by residents and has only two rooms available. Our room looked nice, but had visible damage, especially in the bathroom, that needed fixing. The owner, or alleged owner, talks on social media, especially TikTok, about a large breakfast, but none was served during our stay. I assume there are two locations, as other reviews say, but if breakfast is offered, it should be available at both. It's not a major issue, but that should be made clear.
