Room 2 looked bright, fresh, spacious, and amazing at first, but the smell was awful, like something decaying. My daughter told the guy twice that it was strong and overpowering. There were diffusers everywhere, almost as if they were trying to cover it up. He asked, “What smell?” and said the staff would check because everything was new. We asked whether he would be around, but he didn’t reply, and we never met him again before checkout. A neighboring business told us others had complained too and that the owner does nothing. There are quite a few steps up to the room and no lift, which is expected, but people should know before booking, especially if they have a heavy 20kg case. I had to keep the windows open all night and run the bathroom fan, but the smell was still awful. We stayed out as late as possible before going to bed. I believe the smell was harmful because my autoimmune condition flared up badly. Before moving on to florence, we had to find somewhere to wash and dry all our clothes because they were ruined. We also saw silver fish throughout the place. The owner has a prime location, and I believe he knows there are serious issues because he completely ignored us. He took our money and ran. Health and safety need to get involved before something happens. This is far from luxury, more like a horror place. Please avoid it so nobody else has to go through this.

We slept well here despite the restaurants nearby, since the area was busy but still quiet enough at night. The location was great, and the rooms were impeccable. Check-in was easy, though you do have to climb a few stairs to level 2. I’d definitely return, as this was much better than the other places I’ve stayed in Rome on past visits.

Outside noise went on every evening, so getting any rest was impossible. The bathroom had a constant, unbearable sewage odor, and the bed seemed to have dust mites because I was covered in rashes. The duvet was just wrapped in sheets instead of having a proper cover. The building was in awful shape, with stairs that looked medieval. I told the hosts about all this, but nothing was done. It was meant to be a special birthday surprise for my wife and became a nightmare. The listing described something far better than this accommodation. Avoid it completely.

Finding the place was the only real difficulty. Use the address, since the Google Maps pin is a bit off. Once there, check-in was easy, and the owner was very sweet and accommodating. The location is great, with most attractions under a 30-minute walk, and the restaurants along the road are all good, so there’s no need to go far for dinner. The cleaner was very friendly too. My partner and I had a nice chat with him, and he was happy to help if we needed anything. I’d definitely come back to Rome and stay here again.

You’ve got highly rated restaurants, essentials shops, gelato and tiramisu spots, and landmarks like the piazza Navona all within five minutes of the building. The location was the best part of our stay. The room was super spacious and had everything we needed to be comfortable, much better than what a convenient hotel offers. Service was 10/10 as well. We happened to meet one of the cleaners and had a great chat. He was so welcoming and made sure we had what we needed. Thankyou home at Rome for a great stay, and thankyou Giancarlo.
