The bathroom was the worst part and made us question how clean the rooms could be. There was black mold along the windows and in cracks in the shower, peeling paint, and rotting floorboards. Water damage also extended to the hallway walls. The rooms were barely bigger than two single beds with only a 2-3' aisle around them. The hotel was dirty and cramped, with poor service and eight flights of marble steps to reach the rooms, a difficult haul even with our lightly packed carry-ons. We wouldn't have stayed the night if we hadn't paid in advance. Mari 1 also seems to have made itself look much better on websites, including through its supposedly 'nicer' sister property, Mari 2. That second property is dingy, hidden at the back of a hard-to-find alley, and didn't look promising beyond the narrow entrance room where the bigger buffet breakfast is supposedly served. The manager was surly, and his older female assistant was unkind and barely helpful when we got locked out of our room. The door locks automatically when it closes. Don't stay here unless there's no other way to spend the night in Rome. Bring a sleepsack and serious flip flops if this is the last room you can find.

I'm here waiting to check in, but there's nobody at reception. We came at 8 to leave our luggage and no one was there. They told us to return at 11. We came back at 1, and still nobody was there. Our luggage was abandoned in the reception area. A concierge called, and the guy said he'd arrive in 15 minutes, but even after 20 minutes he still hadn't shown up. If I could give zero stars, I would!

For the price, the quality was good: a double room with A/C, hot water, Wi-Fi, and a TV. We were on the fifth floor, but the lack of a lift wasn't a problem for us. The location was good and quiet, and everything matched what was shown on the site. Breakfast is served at the second hotel, “Mari2”, about a 4-5 minute walk away. It included some croissants, hot water, hot milk, juice, muesli, butter, and bread. We recommend it.

The owner was very cooperative and dealt with my complaint right away. It's a great place to stay, quite close to Termini. I'd love to come back here next time I'm in Rome.

Plenty of stairs to climb to the room, and the rooms themselves weren't great. Still, it was good value, the staff were nice, and the location was fantastic.
