The elevator wasn’t working, so coming and going meant climbing several flights of stairs. More importantly, I wouldn’t choose this place if dependable air conditioning is a priority. The listing said the apartment had AC, and although the thermostat could be set to cooling, the room never got cold. Management told us the system was still in seasonal mode and hadn’t been switched over, due to building timing or regulations. I later saw the property give another guest a similar response: the system is centrally managed, only operates in summer, and was set to heating at that time. That may be how the building is run, but guests should know before booking that the listed AC might not cool the room during some parts of the year. I looked into the regulatory explanation afterward. I can’t speak to every internal rule that might apply to this property, but the public rules I found seemed to cover winter heating periods and limits on summer cooling temperatures. I didn’t find a clear public rule saying private lodging in Rome cannot provide cold air before a particular date in mid-May. This was the only place we stayed in Italy where the listed AC didn’t work as cooling, so it didn’t seem to be a straightforward nationwide restriction. If you need working AC, I’d look elsewhere unless the hotel or apartment can confirm in writing that cooling will be switched on during your dates.

Apt 6 was convenient for getting around, with the Colosseum a block to the left, the metro across the street, and a supermarket downstairs where we could buy food to cook. That’s why I gave the stay three stars. I’d stay again, but I’d avoid Apt 6. The AC in our apartment never blew cold air. It felt more like a fan. We contacted them twice, and both times someone came over and said it had been fixed, but nothing changed. We were there in early June, and the evening breeze through the windows was nice, though it also meant dealing with bugs or mosquitoes. My friends in Apt 16 and Apt 2 had AC that worked and blew cold, so try for one of those if possible. There were a few other minor complaints, but I’ll leave them out.

I’ve been trying since early April to get a few basic answers about changing rooms in the same apartment. I was hoping to move around the end of June or start of July, and contacted the company well ahead because I knew the process might take time. I still don’t know how it works or how to start it, and I can’t recommend this company. They have two contact numbers. On the general line, you first get an AI system before being transferred to a representative. After several weeks I finally reached someone there, who said sales had to handle my request and gave me another number. I messaged it, got asked for my name, and never heard back despite following up several times. About 10 days ago I found the email for an authorized staff member and wrote directly. They asked for more information the next day. I replied right away with the details and further questions, then heard nothing again. At this point, it’s nearly impossible to find anyone responsible who will communicate properly. The only reachable phone line seems to be the emergency one. I deliberately avoided it out of respect because this clearly wasn’t an emergency and I didn’t want to tie up the line. Still, the situation got so frustrating that I seriously considered calling it because there was no other way to reach anyone. It’s unbelievable that such a simple request can’t be handled. If you’re thinking of renting from them, think twice. I’ll keep telling others about the communication and service they might face.

We found the apartment clean when we arrived, and the beds were comfortable, though a bit small. There’s also plenty of storage. The location is very central, which made it convenient for our week in Rome, but the apartment didn’t live up to its “luxury” label. The noise made sleeping difficult. We heard neighbors despite the strict quiet rules, as well as the metro beneath the building and the busy street outside. The living room wasn’t comfortable either: it had just one small sofa that didn’t suit two adults and basic plastic chairs. There was one TV, but only an Italian Red Bull channel worked, with no casting or streaming option. Some advertised features were missing or unusable. The AC didn’t work for us, and the WiFi was very slow rather than the advertised high-speed internet. There were no bathroom supplies like shampoo, or cleaning basics such as dish soap, a sponge, cloths, or towels, so we bought those ourselves. The host later acknowledged that the welcome kit hadn’t been provided, but nothing was done about it during our stay. The design could be awkward too. Vases were glued down, leaving some surfaces unusable for things like luggage. When a bottle we’d bought fell and broke, there was no broom, mop, or vacuum to clean it up. We ended up borrowing cleaning gear from the building’s staff area. With the basic equipment and amenities missing, it didn’t match the expectations set by the “luxury” description.

The host dealt with a small elevator and hot water problem right away once we let them know. It was just unlucky timing. The apartment was very comfortable and felt like home, and the location was excellent. I’d gladly stay again and recommend it.
