We spent about 35 minutes waiting outside before anyone let us into the building, since you need a key to get in. The room was noisy from both the street and the thin walls, especially with the window open for air because the AC was broken. The toilet leaked, the shower handle barely stayed in place, and the AC didn’t work.

The room looked much more worn than the photos suggested, and the A/C made worrying noises and seemed like it might fall apart at any moment. The woman handling check-in was not friendly at all.

My Airbnb reservation was cancelled because of construction work, just two days before I was due to arrive. This happened over the weekend of the Italian Tennis Championships... if anyone wants to know, let them know :)

Maison Giulivia is a peaceful and welcoming place, tucked just steps from St. Peter's Basilica while still feeling quiet and private. The B&B is beautifully furnished, spotless, and clearly very well cared for. Valerio, the owner, was kind and professional, always around when needed, and naturally put us at ease. The service was impeccable, and the warm atmosphere made it feel like home as soon as we arrived. It’s more than just a B&B, and I’d recommend it to anyone wanting a refined, authentic-feeling stay in Rome. It leaves you with a lasting impression and makes you want to come back. Thank you so much.
