The facilities are quite basic, though the hosts seem to work hard to keep the place comfortable and well maintained. It's an apartment in a residential building, with three bedrooms and other guests around; each room seems to have its own bathroom. There's also a shared kitchen and dining area with tea, coffee, and some breakfast snacks. The location is about a five-minute walk from Monti Tiburtini subway station, with a direct connection to Roma Termini and the Colosseum. The price is reasonable for Rome.

Getting to the Colosseum takes no more than 20 minutes, including the walk from the apartment to the metro. It's a peaceful, safe area, and there are parking spaces right in front of the building. After a full day seeing Rome, it was a great place to unwind, and communication with the owner was fantastic.

The apartment setup means sound carries between rooms, so a noisy neighbor could keep you awake. Check-in is entirely remote, and we didn't see anyone. Breakfast was basic, with only packaged items, but it was okay. The apartment is on the top floor of a large building on a hill, with three rooms and a kitchen. Our room was spacious, clean, well organized and heated, with a new bathroom and shower. There was also a lovely small balcony with a view, though a chair would make it easier to enjoy. The metro is very close, but it closes at 9:00 PM from Sunday to Thursday, which meant having dinner at 7:00 PM or walking as far as Tiburtina Station for pizza. The nearby streets are a bit dark and don't have sidewalks, and the area isn't ideal. Even so, the value for money was good and we had a positive experience. The metro schedule was a bit of a hassle in the evenings, but we're in Rome.

The neighborhood has plenty of shops and feels lively, and the value for money is excellent. The whole property was spotless, the bed was comfortable, and breakfast was well organized with a wide choice. No famous Roman cream bombs, but you can get those on your way out! I picked this place because it's near my daughter's house, since she moved to Rome for work. I'll definitely be back.
