Getting to the unit was really difficult, with all the stairs and steps, especially while carrying a baby and luggage. The listing mentions a lift, but it was a handicap lift and wasn't working during our stay. The TV was very old and didn't support Netflix or other modern streaming options. The air conditioner filters were dirty, and the AC only ran for a few minutes at a time. The shower is right next to the bed with no proper ventilation, so the humidity made the unit even less comfortable and may have contributed to the AC problem. The crib had no mattress, just a hard board, and my child bumped his head while lying on it. When we moved the bed to make room for the crib, a lot of dust came out from underneath, showing the unit hadn't been properly cleaned. The sheets had tiny hairs on them, and there was hair on the dusty nightstands too. The floors were sticky and clearly hadn't been mopped. The TV remote was filthy and looked like it had never been cleaned. There was visible hair on the pillow covers, and the pillows were stained yellow, probably from saliva, so they clearly hadn't been cleaned or replaced in a long time. I had to sleep fully clothed and felt genuinely nauseated. I put my sweater over the pillow so I wouldn't have to touch it. I arrived at 11 PM with my 21-month-old baby and had no choice but to stay the first night. We left the second night because I couldn't sleep knowing how unsanitary the unit was. I spoke with a manager, who tried her best to deal with the issues, but the condition of the place had genuinely traumatized me, and I couldn't stay another night. The cleanliness, comfort, and accessibility were completely unacceptable. I wouldn't recommend this property to anyone, especially families with small children or people with mobility concerns.

The staff gave us a warm welcome, explained everything, and let us leave our luggage at reception after checkout, which was super convenient. The rooms were quiet, very clean, and well heated. The three-point entrance wasn't a problem once we had the key. The location worked really well: it's close to major transport, including the metro, and about 10 minutes from Termini station. Most of Rome's main sights are easy to reach on foot. There are a few steps without an elevator, so keep that in mind with heavy bags or a stroller. We'd definitely come back.

The location is perfect, so I’d stay here again, though I thought it was a little overpriced. Staff were very helpful, thanks. The room was clean and had been refurbished, but a few small repairs are still needed, especially around the shower. The bed was comfy, and the air con worked great.

Friendly staff will happily give directions and recommendations, and the rooms are very well set up for a short trip to Rome. Termini train station is just a 5-minute walk away, and the historic Roman sites are close enough to reach on foot, about 20 minutes at most to just about anywhere. There's no breakfast service, but there's free coffee and a fridge in the room, so you can buy food for breakfast. 😉

I managed to push back enough to get my booking cancelled and my money refunded. Booking.com thankfully hadn't paid them yet. I then booked a fantastic hotel near the train station, where I finally felt safe. When I arrived, I was left waiting outside for ages because nobody answered the door. At the supposed reception, a rude, creepy man started intimidating me right away. He said he was doing me a favor by giving me a towel and kept repeating that towels weren't normally provided every day. I was shocked, especially after what I'd paid. Towels are a basic hotel amenity, but he acted as if I should thank him for the bare minimum. When I challenged his attitude, he got aggressive and told me to go elsewhere. He said my booking was actually at a different “partner hotel” down the road, where there was NO staff. Why had they asked me to come here, then? He again claimed he was doing me a favor by “letting me stay” somewhere with staff to clean the room. The conversation felt like a calculated attempt to belittle and dominate me. When he realized I wasn't buying into the bullying, he called me rude and demanded I leave, even though I'd paid in full. I refused to back down and insisted on an immediate refund, telling him to call Booking.com in front of me. He kept harassing and threatening me until I made it clear I wasn't scared and would book a proper five-star hotel on the spot and take action to get my money back. Then his tone suddenly changed and he wanted me as a customer. By then the damage was done. A vile staff member named Cecilia showed up and falsely accused ME of shouting at the manager, when it was clearly the other way around. The whole experience left me deeply stressed and feeling completely unsafe. I'm a solo female traveler, and this place feels especially dangerous for women like me. The man kept obsessively repeating “towels” like it was some kind of power play, when all I wanted was to check in and rest after a long flight. The harassment was relentless and disgusting. The place itself is filthy and run down. It's not even a real hotel, just three shabby rooms on the third floor of an ancient building. The elevator is so tiny and suffocating it's almost unusable, even with a small suitcase. This so-called hotel is a complete disgrace and should be SHUT DOWN immediately. Do NOT stay here. It's a filthy, empty, unsafe hostel run by harassers, and a danger to any traveler. The five-star reviews are either fake or from people who were lucky enough not to be treated as I was. I urge Booking.com and Google to investigate and delist it immediately. It's dangerous, predatory, and unfit for any guest.
