It's a nice place, easy to park, and convenient for taking the metro. But it's not really a B&B since there's no breakfast for guests.

Such a nice place.

The B1 metro stop is right outside the gate, and there are several bus lines near the metro entrance, so getting into the center as a tourist is pretty easy. You just have to wait for the bus. I stayed by myself for seven days in December, in a double room. It had the usual guesthouse basics: a TV, Wi-Fi, heating and AC that could run at the same time if needed, plus a private bathroom with towels and toiletries. The place was generally clean, and they changed the towels during my stay when I needed it. The guesthouse is split into several separate rooms, each with its own bathroom outside the room. Mine didn't have a bathroom radiator. Without the electric heater in the room, I might have been cold getting up to shower in the morning. It was my first time staying away from home in a long while, and my first time in a private property rather than a hotel. I can't say if it would have been different somewhere else, but this felt like a drawback. Still, I can't say I was dissatisfied. When I didn't go out, I stayed in bed browsing the internet, watching TV, or just sleeping. The bed was very comfortable. I wouldn't have a problem coming back, maybe in another season. The price is about average for private accommodation in Rome.
