The flat itself was in good shape, clean, comfortable, and in a great spot near the Vatican and a metro station. Plenty of sights are walkable too. But it's hard to find: there's no sign saying which apartment in the building it is. There was no kitchen gear at all, no fridge, microwave, or cutlery. For two people, there was just one small tea cup and a little coffee mug. Breakfast was served in a cafe across the street, outside the building. It was one small pastry and one drink. The host should have explained that in the accommodation information. At first, the host's representative Vincent was rude and impatient, rushing through check-in and acting like we were bothering him. When I later messaged to ask about cutlery, or where we could get it, he didn't respond. After I said we'd sorted it ourselves, he called back and yelled at me for using his phone, saying he only handled check-in and emergencies. He also used some deliberate Italian vocabulary while yelling. The apartment and location were fine, but my experience with him means I wouldn't consider or recommend this accommodation to anyone.

The Beatles theme throughout the little two-bedroom apartment was really nice. Each bedroom has its own toilet and shower, so you can have your own room. There's a small shared kitchen and living area, and the washing machine was a must for us with an 18-month-old baby. It had what we needed day to day, though a microwave would be a good future addition. We managed fine without one. Our flights into Rome caused some issues, but check-in still worked out. We also had to leave early, and after letting them know, everything was okay. If we return to Rome and it's available, we'll book it again. 100% recommended!

The apartment is comfortable and well located, only a 3-minute walk from the metro and the Vatican. But breakfast at the cafe across the street is just a hot drink and a pastry, with very limited choice. That hardly counts as breakfast.

Very comfortable beds and excellent staff. The best guest house near the Vatican, in my view. Recommended!

The cleaner does a good job, and the location is good. The only downside was the breakfast spot across the road. They were extremely unfriendly, and it was the worst experience.
