The rooms are clean, modern, and close to Vatican City, making this a good base for exploring Rome. Looking at some older reviews, it seems like work may have been done since then. There's heating and an A/C unit, which we didn't use. The facilities reflect the price. The vendor had already explained the extra charges for room cleaning and city tax.

The room was very clean, and the owner clearly takes pride in that. Having our own bathroom inside the room was nice, so we didn't have to share with other guests. The owner was also very nice and has the right idea with his business. Still, the king bed was uncomfortable and I woke with a little back pain. There was no air conditioner, and the Wi-Fi was unusable because of the weak signal. Breakfast isn't on site: you walk a block to a local store for tickets for a free continental breakfast, which is a beverage and a croissant. It's just not what we're used to from B&Bs in the US, in terms of interaction with other guests or the owner, eating on site, and amenities like a good Wi-Fi connection.

Jonathon, the current housekeeper, was really nice and helpful. The location is seriously anonymous. It wasn't hard to find, but it sure didn't look like a hotel. If you just need somewhere to keep your stuff, sleep, and wash up, it's perfect for that. The bed isn't comfortable, and the shower is tiny. There's no AC, of course, but that's fine. It's perfectly okay.

The area is quiet, and the price is really good. Paolo was welcoming and such a nice guy, and the place was very clean. I called about the heating and they got back to me. The AC was my favorite. Buses 23 and 70 pass right there.
