The place was well located, with the important sights within walking distance, and had a fully equipped kitchen, wifi and cable TV. The rooms were impeccably comfortable and clean. Maria and Federico were extremely kind and helpful, answering our questions quickly and finding solutions. We chose the best place for an unforgettable vacation in Rome. Maria made us feel at home and shared helpful tips for food and public transit during our great stay at Xenia guest house in Rome. We could walk to all the major areas, and the location was excellent. A heads-up: the included breakfast is just a croissant and a drink from the cafe next door, so you may want to skip it. The guest house can be hard to find. From the outer courtyard, go through Scala 1 on the right and up to the 5th floor. The host needs to let you in the first time, then you'll get keys and codes to come and go. There's a working old fashioned lift with a weight limit. Make sure both the outer and inner doors are fully shut. We had a wonderful stay and would highly recommend it.

Maria really made this place special. I've never had this level of hotel service: she went above and beyond without us even asking. When I asked for restaurant tips, she sent a whole list of authentic places. They were incredible and kept us away from tourist traps. She also helped with everything from laundry and haircuts to recipes for traditional meals. She's the Nonna of your stay, though she doesn't look it!! We felt right at home and can't wait to return. The location is perfect, within walking distance of everything important but not in an annoying area. The rooms are comfortable, a great size, modern and clean, and the price is fantastic. If you want to be close to the Rome and still feel Italy before stepping outside the hotel, stay here. Thanks for being our Nonna Maria 🙏🏼

We stayed in comfortable, modern rooms with firm beds that were still very comfortable. Everything was clean and ready for check-in. Each room had a mini fridge, hair dryer, steamer, air conditioning, and a big closet. Xenia is inside a large apartment building with a beautiful courtyard, on the 5th floor, reached by stairs or a small old elevator. The neighborhood is nice and walkable to Rome's main attractions. Maria was wonderful at check-in and easy to reach via What's App. She was quick to respond and very helpful with restaurant suggestions and reservations. I felt she'd be there if we needed help with anything.
