The room was clean and the location very good. The overall score is low, but I found the hotel very nice and think it's undervalued.

The host is a very nice person and tries to help, and the flat is in an old building with good maintenance and an old elevator. She is there depending on your agreement. But at over 200 euro per night, the value for the price, service and features is below sea level. The room had no daylight, smelled like garbage because of bad canalization, and got no fresh air from the inside yard. There was no privacy because of thin walls, the safety box didn't work, and the toilet seat was unstable. There was nowhere to put soap, so you had to hold it while showering. On the second day, the towels I received had hair on them and were broken. It was 25-30 minute walk to the sightseeing spots described as nearby, and I got no bill for the city tax.

We won't return, and I don't recommend staying here. This is not a hotel. You enter a seedy, filthy building and then have to find rooms carved out of an apartment on the 4th floor. It took us a long time, and there was no reception or signage. One morning my husband went for a run and got stuck in the ancient, poorly maintained elevator. Nobody was on-site to help. When I texted the manager, he was more than rude. A neighbor finally came out and told my husband to put his hand between the elevator door and wall to try to open it. It worked, but it felt unsafe and was pretty scary.

The service was my favorite part. They cleaned every day, provided some toiletries, and had a common area with good quality coffee for free. The TV also had a Netflix option. The rooms are new, with great design and attention to detail, in the heart of the residential Prati area, so it felt like being a local. One of my best stays in Rome! I definitely recommend it and will come back next time I'm in the city.
