We never made it to our planned October 2024 stay in Venice because we caught Covid and had to reschedule. Before booking, Francesca persuaded us to book directly with her instead of through Booking.com, saying the terms would be just as flexible and the price lower. Once we needed to change our dates, she brought up a five-day notice rule for changes or cancellations. That had never been mentioned when we booked. The Booking.com listing, which we have screenshots of, said rescheduling was flexible if plans changed. We felt completely scammed. If you're considering this place, use Booking.com, or find somewhere else that treats guests fairly.

The suite was comfortable and clean, and the street stayed quiet at night even though we were right in the city and near the water taxi. Our host met us there and walked us to the suite, then gave us a thorough tour of how everything worked. They shared good local recommendations and city tips, and were available whenever we had a question. We had a fantastic stay.

Francesca was so helpful, even when I had an emergency at 5 am. I could reach her. The rooms are quiet, calm and relaxing, away from the tourist crowds but still close to everything, especially the Vaporetto. There are plenty of cafes and restaurants within a three-minute walk, with choices for different budgets and tastes. It felt like a lovely way to live in Venice, and a perfect vacation spot. I rate it 100-10!

Francesca was lovely to meet us, show us the room and wait even though we arrived around 23:30. The room was really nice and very, very clean. The location is great too, close to coffee shops and restaurants. Loved it, everything was perfect, and I'd definitely book again.

The room was immaculate and really comfortable for the price. Francesca helped us with restaurant suggestions and general advice about where to go, and sorted out our late checkout and trip back to the airport. From the start, she made sure we knew how to reach the hotel and gave us directions and travel advice. I'd happily recommend San Marco Design Suites and will definitely return.
