We had the green and white pinstripe room, and it was lovely. Breakfast in bed was a treat. You choose the time and ingredients for the next morning, then hang the request outside the door. From the windows we had a completely Venetian view. The service was amazing, too. The location worked really well for us, close to transport and within walking distance of everything we wanted to see without taking a boat. We'd choose this place again when we come back to Venice. I had seen complaints about reception, but our experience was fine. Our flight was delayed and we arrived late, so we called ahead. The woman at reception was kind and gave us clear directions and the codes for getting into the property and our room. We managed it without any trouble and checked in properly the next morning.

The hosts were so welcoming and friendly that I'd happily stay here again on another trip to Venice. The room was spacious and clean, with a comfortable bed, fresh-smelling sheets, a table, chairs, and a fridge. The bathroom was clean too, with plenty of hot water in the shower and a radiator for drying wet towels. A simple Italian breakfast was included and brought to the room door. It's in an old building on the first floor, overlooking a canal, and there's a traditional ceiling painting above you. Rialto Bridge is about a five-minute walk away, and St Mark's Square takes around fifteen minutes on foot. I can recommend the place.

We loved the canal view, and the rooms were in really good shape and large by Venice standards. The building took us a little while to find at first, but after checking in we could get back easily by using nearby landmarks. Staff were friendly and gave us helpful ideas for things to do, eat, and drink. The entrance hall was a bit spooky at night when the lights were off, though haha.

We had a terrible stay. On the second night, after a full day of walking, we came back to icy cold water. It was February and about 3 degrees outside overnight. The radiators weren't working either, and one of us ended up with a cold. The flat was freezing the next morning and the water was still cold. We called the emergency line because reception closes at 2pm. They said they'd call back and maybe send someone, but nobody came or called. Breakfast was another problem. On arrival, the woman gave us an options card with eggs, ham, and cheese already crossed out, leaving coffee and a choice of muesli or croissant. It would normally cost 10 euros, which felt ridiculous, especially since breakfast is served only from 9 to 10. The staff were rude. We also found out on arrival that the limited reception hours meant we couldn't leave our luggage there. The receptionist said there was some storage we could use but didn't know where. We called and messaged the property and got no reply. I don't recommend it at all.

The rooms are spacious and lovely, and add to the Venice feel. Breakfast was great, more than the small bagel and coffee you get at some other places. The location is fantastic, close to everything. It can be tricky to find, so download Google Maps for offline use. And if 20 steps are a challenge for you, get ready to build some muscle.
