It's close to Minami-Tenjin station, department stores, convenience stores, restaurants, and izakaya. I understand this building used to be a residential mansion or apartment, then was turned into a “hotel.” My room was small, which was fine, but it was barely serviced, with dust on the floor and a mild odor in both the toilet and room. There isn't a single service person on site to help with check-in or other needs, so expect unfamiliar or unexpected issues. If you're allergic to dust or bothered by cigarette odor, avoid this place. I stayed on a busy weekend when there weren't many options around Tenjin and Hakata, and the other hotels were quite expensive.

The rooms are spacious and the bedding is better than average. It's in a great location, in a nice neighborhood with lots of convenience stores. My only concern was that nobody was at reception if you needed help.

The location is pretty good, and that's about the only positive I can find. It's more like an apartment building than a hotel, with hardly any amenities, and the room wasn't very well maintained. The lobby gets hot and stuffy during self check-in because it isn't well ventilated. Don't expect much from this self-service place, if you can even call it a hotel.

My sibling and I chose this place expecting reasonable value. We're not people who insist on luxury, and we've even stayed in makeshift houses in the Philippines. This was still the worst accommodation experience we've ever had. The room had an unbearable odor as soon as we checked in. A nearby construction site made opening the windows impossible because of the noise and dust. I reported the problem right away, but waited nearly two hours for a reply. All they suggested was keeping the windows shut and turning on the ventilator. If it were that easy, we wouldn't have interrupted our travel plans to report it. We waited for a real solution while our carefully planned schedule fell apart. After more than three hours, they finally agreed to move us. The offer was delivered indifferently, as if they were doing us a favor, and we never got a sincere apology or any sense that staff took responsibility. Their final message said, “We would like to change and upgrade your room, but that will be the last option.” It sounded reluctant, like a last resort under pressure, and left us even more frustrated. Problems can happen, but a hotel's response is what gives it credibility. Here, we saw no genuine effort to reduce the inconvenience or take responsibility. We strongly request a formal apology and a fundamental review of how the hotel handles these issues.
