I stayed here while using Narita Airport. Narita and Tokyo aren't especially close, and aside from Lalaport there isn't much nearby. The neighborhood can be noisy, so light sleepers should keep that in mind. The person upstairs was walking around, dropping things and making loud noises until about 5 AM. Cars were loud too, and I didn't get much sleep. The spoons were dirty, and the toilet floor was tatami, which smelled unpleasant. The place didn't feel very clean.
I used this as private lodging. It was a completely ordinary apartment, though the bathroom was surprisingly spacious and the room itself was about the size of a studio with twin beds. Rooms 101 through 107 were available; one was a residential apartment, and apparently all the upper-floor rooms are residential. Noise was a real concern. I got lots of warning emails from the private lodging site, and at night I could hear footsteps above and sneezing next door. The bathroom had a strange smell too, but running the ventilation at full blast got rid of it, and it did look clean. The laundry room and bathroom floors were mysteriously covered in tatami. There were more supplies than I needed, which was useful: toothbrush, body sponge, disposable chopsticks, straws, dishes, cutlery, dish soap and sponge, laundry softener, toilet paper and towels. There's a washing machine and bathroom dryer, handy for longer stays. The separate bathroom and toilet, kitchen and microwave were convenient too. The room has a TV remote and a J-COM remote, but I couldn't figure out the latter, and there were no instructions. Large bags like carry-ons go in the kitchen, or you can put luggage on the sofa or table. Check-in is early? Early check-in and late check-out cost 2,000 yen per hour. Roads nearby get congested because of the LaLaport shopping mall, and there are lots of people around during the day because of the gambling establishments. At night, traffic noise wasn't an issue. The station is close, and convenience stores, restaurants, supermarkets and LaLaport are within walking distance. It's convenient for gambling establishment patrons or people with business at LaLaport, but didn't seem family-friendly. Families and couples may be bothered by noise; it seems better suited to solo travelers.
I spent a week here and felt very comfortable. The place has useful appliances, so it felt a lot like home. It's also well connected to Narita Airport and other parts of Chiba. I'd definitely use it as a base again when I'm back in the area.
The room has a separate bathroom and toilet, plus a kitchen and microwave, and there's also a washing machine and bathroom dryer, which makes longer stays convenient. It was a very good stay overall, and I'd come back. The location is handy, about a five-minute walk from Funabashi Keibajo Station, with plenty of supermarkets and convenience stores nearby. Check-in is a bit of a hassle: you have to register a photo in advance and again on the day. If the new photo doesn't match the one submitted earlier, you can't check in, but the person you call will help politely. It's a triple room, with a foldable bed for the third person. Setting up the sheets and covers for that futon set takes a bit of effort.
The room is long and narrow, so there isn't much space, but it has the necessary amenities and seems suitable for budget travelers. It's right next to a highway, so expect traffic noise at night. Funabashi Racecourse Station is about a five-minute walk away, and from there you can take a local train directly to Tokyo Narita Airport without changing trains. For downtown Tokyo, it's recommended to ride the local train to Keisei Yawata Station and transfer to the Metro S line. Lalaport Outlet is around a 15-minute walk away.
