Use extreme caution before renting here. This building has rooms owned and managed by a corporation, rather than an ordinary private landlord. Under Japanese law, companies managing residential properties have strong duties toward tenants’ safety and property, but this company’s conduct has raised serious concerns for me. I rented a room for just one month, and during that time my expensive bicycle was stolen from inside the same building. I immediately asked for the security camera footage, which I considered a basic step under Japanese civil law and standard risk management. They refused, saying they “don’t handle these types of events.” I kept asking for the footage and a refund, but instead of working with me, they kept me in an email loop for three months. It felt like they were trying to wear down my patience. Even after I filed a formal police report, the company still wouldn’t provide footage to law enforcement. I find that extraordinary and potentially obstructive to a criminal investigation. In Japan, police may say someone “borrowed” your bike rather than “stole” it. This company rents rooms, so it knows how that works. The building gets little public foot traffic, and the theft happened while I was traveling. That leaves me with a reasonable suspicion that someone with inside knowledge of tenants’ movements may have been watching the bicycles. Under Japanese law, Civil Code and Act on Land and Building Leases, I understand a property manager or lessor has a duty to provide a reasonably safe place for tenants and cooperate with police investigations into crimes on the premises. To me, the company’s actions suggest negligence, and could amount to a breach of statutory obligations and bad faith. If you’re thinking of renting from this company, I strongly suggest reconsidering, keeping everything documented in writing, and involving legal counsel from the start if needed.

My reservation was canceled without my consent even though the advance payment had gone through and I had enough funds. I’d booked a two-night stay at aLATO Kinshicho for January 18, 2025, but they blamed an “invalid credit card,” which made no sense after charging me. I contacted Booking.com twice. Their customer service said they had spoken with the property, arranged to waive the cancellation fee, and get my booking reinstated. But when I called the property manager directly, they said Booking.com had never contacted them and they knew nothing about my case. The mess left me stranded in Tokyo, trying to find a last-minute place to stay. I had to pay a cancellation fee for a mistake that wasn’t mine. Either the property or Booking.com was dishonest about how the reservation was handled, and I was the one who suffered. The whole experience was horrible, and I wouldn’t recommend aLATO Kinshicho. Their booking process felt completely unprofessional, and the lack of communication with Booking.com was appalling. Avoid staying here unless you’re willing to risk your reservation and money.

We paid 62,000yen for a place that felt like nobody had cleaned it. There was a pet bottle of urine between the beds, blood stains on the futon, and a dirty, sticky table. It was disgusting. We’ve never had a worse stay, and I just wanted to go home and take a proper bath. We’re never coming back.

We were left outside in freezing weather because the key safe was stuck, a problem the host admitted had happened before. It took more than 30 minutes to get a reply through email, the only way to contact support. That’s an outdated, inaccessible setup, especially if a guest doesn’t know how to use email or technology. We asked for other solutions several times, but they didn’t help until we mentioned calling the police. Then they suddenly offered a spare key, which they should have told us about earlier. They knew the safe could fail and didn’t warn us or prepare us. That lack of accountability was outrageous. The room was much smaller than the photos suggested, the floor wasn’t clean, and we found stray hairs. We overlooked those things because the price was reasonable, but the rest was hard to ignore. The nearest station is a 16-20 minute walk, which was inconvenient for our shopping trip, and toiletries weren’t replenished during our eight-day stay. Basic preparation and attention to detail were missing throughout. The management and support were poor, the photos felt misleading, and the amenities were lacking. I’d tell anyone considering it to book somewhere else.
