The room is compact, as you'd expect in Tokyo, but the thoughtful layout made it feel cozy instead of cramped. I liked the wall art and stylish flooring, and the bathroom was spotless and had everything I needed. There are washing and drying facilities and a vending machine on the ground floor, which made the stay more comfortable. Hotel Ann Tsukiji was easy to get around from, right in the heart of Tokyo and just around the corner from Tsukiji Station. In my opinion, it was perfect for a city stay. I enjoyed it and would definitely return or recommend it to anyone visiting Tokyo.

The location is the best part. Ginza is within walking distance, and there's a Family Mart, a 7-11, a supermarket, sushi restaurants, and Tsukiji Market nearby. The hotel has a coin laundry and a vending machine in the lobby. Tsukiji Station is just two minutes away on foot. From the airport, you can take the express train to Higashi Ginza and walk about 15 minutes, or change to another train for Tsukiji Station and walk two minutes. I had two problems. On our first attempt to turn on the heater, it gave off a really unpleasant smell, like human sweat. Cigar smoke would have been bearable, but this odor was awful. We turned it off, opened the window, and after an hour or two the smell was gone. We went without heat for the rest of the trip. The coin laundry worked well the first day and was very handy. When we came back to use it the next time, on the very first day, the heaters in both washing machines weren't working. I filed a complaint and hope they tell the vendor to maintain them regularly. Would I return if I get another chance? Only God knows!

The hard bed was the one real downside. There was hardly any support, and it felt like sleeping on cardboard over springs. I was somewhat glad my stay was only one night. Otherwise, this is a really good hotel and I'd recommend it for the service and location. My original hotel reservation had been cancelled without my knowing. I booked this place in an emergency just 20 minutes before arriving, and the booking and check-in both went amazingly smoothly. The room is small, which is expected for Japanese hotels, but I appreciated its modern design. The bathroom was amazingly clean, with none of the sewage smell that's surprisingly common in most business hotels.

A complete nightmare. We couldn't stay and left after just one night to book another hotel. The towels had stains, and so did the floors. The windows faced walls, making the tiny grey room feel like a locked box. The bed was like a stone, uncomfortable even for one person and definitely not for two. Stay far away from this place!

Train stations and Ginza attractions are close, the place was clean, and hot water came through the shower quickly. But the rooms are tiny, so don't expect to open your luggage freely. The beds were super hard and stiff, and there's no water station, unlike every other hotel we visited in Japan. The sinks were weird to operate. You have to dial in how many liters of water you want, and the basin is very small, while the water comes out with a lot of pressure. We could also hear movement from other rooms.
