Seaview Garden Hotel & Residences

We had a great three-night stay and would happily return. The suite was spacious and had everything we needed, including a washer and dryer, a full kitchen, and a proper dining area, which made things comfortable and easy. We ordered takeout from the sushi restaurant on site twice, and both meals were excellent. It’s a quiet, relaxed property, and just about five minutes from the airport. For anyone who likes to explore, there’s even a hidden path down to the sea, hint hint.

With more than 100 people affected, the feeling across our group was that we’d been cheated and treated without respect. We came to St. Kitts for a major summit and booked Seaview Gardens Apartments, but its handling of the stay put a cloud over what should have been a good event. I’d tell anyone planning a group stay, event, or vacation to avoid it. We won’t be back. The problems started with rooms that weren’t ready despite confirmed bookings and full advance payment. Extra charges appeared without having been disclosed, and promises about services, conditions, and facilities weren’t kept. When we tried to get answers, management gave us false information, denied responsibility, and responded rudely to legitimate concerns. The whole experience felt careless at best and deceptive at worst. It was deeply unprofessional and unacceptable.

Our group ran into pricing that made little sense. We were told the monthly rate for over 20 rooms would be USD 1,200, then on arrival the landlord said rooms on the second floor and above would cost USD 1,900. The person who first agreed to the rate later confirmed it should have been USD 1,200 for everyone, but some people paid USD 1,900. In our group, some people on the second, third, and fourth floors paid USD 1,200 while others in the same floors and building paid USD 1,900. Local residents said typical rent was around USD 750 a month, so even USD 1,200 wasn’t cheap. The explanations for the different charges were unreasonable. Water was cut off several times, sometimes for more than 24 hours. The hotel has no freshwater system, we were told, and nearby hotels did not have water problems. There was no compensation or adequate backup plan. When water returned it was dirty with sediment, yet we were charged cleaning fees. The storefront space our group rented at the entrance had a restroom with no windows or ventilation and a constant strong smell. The toilet clogged often and the flush kept failing. Toilets in several upstairs and downstairs rooms also would not flush properly. Repairs took a long time and the problem kept coming back, making everyday use difficult. Since this was a new building, it seemed like a quality issue, not something guests had caused. We also had unexplained deposit deductions and found communication hard. Before signing, we were told changes to the contract would mean hiring a lawyer and be “very expensive,” so we should accept it. We were assured verbally that everything was fine, but those promises weren’t kept and the contract was unfair. We found several misleading statements from the owner. Even when we had recordings, they denied what was said and claimed recordings “are not valid here.” Their manner was unprofessional and irresponsible. The promises before check-in didn’t match what we experienced. I’d urge future guests to be cautious and consider other options.

For our large international summit in St. Kitts, we booked more than 100 participants into Seaview Gardens Apartments. Instead of helping with the logistics, management treated us with indifference and disrespect, leaving delegates from several countries feeling cheated and humiliated. It also left a lasting bad impression on them. Some rooms were double-booked or unavailable even though we had paid in advance. New charges appeared at check-in without explanation, and the facilities didn’t match what had been advertised. Staff were dismissive and confrontational, while management gave misleading information and lies even when shown proof. We were promised one thing and paid in full, then got careless treatment and what felt like blatant dishonesty. The experience disrupted our event, and that sort of conduct from a hospitality business is unacceptable. I strongly advise groups, organizations, and event planners to stay away. The stress and mistreatment weren’t worth it.
