The place is falling apart. My room had very thin walls that stopped short of the ceiling, and a big gap at the top of the door let mosquitoes in. The bathroom was in rough shape too. I did like the staff, courtyard garden and architectural style.

I loved the peaceful feel, all the greenery, and the old villas with their classic interiors. The staff were kind and caring, and the service was good. It was a lovely walk into the city center. I'd definitely come back.

It's an old traditional building with plenty of character, though it shows its age. Set back from the street, it's quiet and an easy walk to the River. The staff are helpful, but they're Lao, so you might have to wake them up.

From the outside it's a very nice place, and the breakfast was good. Staff were friendly too. At US$40, though, I expected a clean room and bathroom. The walls need paint, and the bathroom needs urgent attention: the shower doors stick because of rust, and there's plenty of mold.

For a low-cost holiday stay, this is a good fit: it's quiet, clean and gives you a very local experience. It doesn't really work for business travel, since although there's WiFi, there isn't a proper table to work at in the room. Backpackers should find it ideal.
