Villa 46

The booking was smooth and stress-free thanks to the communication and coordination from the Zeneth Collections Team, who manage the property. Special thanks to Hansan and his team for the great service. At Villa 46, we loved the four rooms, each with its own design, and the lovely pool. The beach is right there, and the water was calm enough to swim in. Ruwan and his team were attentive, genuinely friendly, and quick to help. The food was excellent, and the team was flexible about meals, preparing dishes as we requested and charging fairly for extras. The Ala carte menu is on the pricey side, so I’d recommend Half Board or Full Board. Families with kids and special meal needs can bring what they need for the team to prepare. Highly recommend Zeneth Collection and all the villas listed under them.

We booked all four rooms for 14 nights, so it felt like we had a private villa. The chef’s meals were among the best we ate on our trip, with great quality, flavor, and creativity. All four staff members were a highlight: friendly, attentive, and always ready to do more to help. The shared spaces were beautifully kept and still felt private, and the main gate security was attentive, which gave us peace of mind. Every room was immaculate, with a wonderfully comfortable bed and excellent AC for cooling off after time in the sun. The comfort, privacy, and service made this a memorable stay that exceeded our expectations. We’d wholeheartedly recommend it for a villa-style retreat with outstanding hospitality.

We booked two rooms directly at Villa 46 for 5 and 6 January 2026. The price was USD 200 per night on a DBL BB basis, making the total USD 800 for two days. After paying that much, we had an appalling stay and found the property very poorly managed. The bathroom hand shower leaked and left the toilet flooded throughout our stay. We reported it, but they couldn’t fix it. The shower head was rusted and needed replacing. In the bedroom, the chairs were stained and unclean. There was only one power socket on each side of the bed, and the side lamp used it, so we had to unplug the reading light to charge a phone. That left us using the phone torch to find the toilet at night or to read in bed. The TV also didn’t work properly: to switch it on or off or change channels, you had to get out of bed and stand within a foot of it. Breakfast was very poor, with the same menu both days and terrible food. The Sri Lankan milk rice was a soggy lump with no milk, and the string hoppers looked like leftovers from the day before. There was no white curry with them, which is a basic standard even at small roadside food outlets in Sri Lanka. The western breakfast came with one sausage cut in half, no bacon, no bread or buns, and only some stale toast. There was no finger bowl after eating the Sri Lankan breakfast with our hands, though even roadside places usually provide one. Staff were also hard to find when we needed water, so we had to go into the kitchen each time. All in all, a terrible experience and a total rip off. The only good part was the beach, which we have nature to thank for.

After a tiring road trip, we got to spend a few days in this beautiful place, the best hotel we’ve experienced here by far. Ruwan and his team gave us excellent, professional service and were wonderfully hospitable. Many thanks to them!
