I stayed one night on 19/7/2018. The staff were friendly, the service was good, and my clean room had a comfortable bed that let me sleep well. The amenities were good too. The hot shower took about five minutes to warm up. A fabric floor mat for drying off after a shower and a full-length mirror in the room would have made it perfect. The breakfast was generous, delicious, and had plenty of foods and sweets. The sweets were especially good. The hotel seems quite new and is in a good location, without much noise. My room was clean but a bit small, and the small toilet was somewhat inconvenient.

We enjoyed the good value and wonderful staff, and there are decent restaurants and bars within walking distance. Mandalay uses an American-style grid, so get your bearings and use your phone's sat nav mainly to confirm them. The palace and many other attractions are about 35-40 minutes away on foot, while the hill is about a 1.20-hour walk. The hot water can be quirky, so be patient. Breakfast is the usual Western-style effort you find around Southeast Asia, and there's good food in the evening if you don't feel like going out.

The breakfast was good, and I'd call this a proper three-star hotel. The windows can't be locked, which makes the place unsuitable for families with small children. I had to secure the latch with a cable tie.
