We had clean sheets and a clean bath, and the staff were kind. The walls are thin enough that you can hear the construction clearly, and they could use a scrub. Still, this is somewhere we'd return to: there's internet and the breakfasts are good. Our one real problem was that our room had no hot water, although the rest of our party had it. We didn't ask about it, but it probably could have been fixed.

The location is quiet and peaceful, and I enjoyed the breakfast. I was there with my wife and daughter, and we liked our stay. My wife couldn't come downstairs because of the baby, so they let me take food up to the room for her. The staff were very friendly, especially sung aung, who was helpful and patient. This is a three-star hotel in Mandalay, with fairly standard rooms. It has electricity around the clock when the government supply is cut off. During the current hot weather, it seems to be fully booked all the time.
