The only good thing here is the large car park. The rooms were extremely dirty and smelled awful, especially the beds during rainy season. The staff weren't welcoming. When I complained after seeing the dirty room and said I couldn't accept it, they wouldn't refund me. They moved me to another room, but that one was dirty too. I'd give it zero out of ten.

Parking is the one good thing. The rooms are old and dirty and need maintenance, and the price is high compared with other hotels. Reception staff are very rude and keep bringing up rules they don't even have. They show customers no respect, and spoke rudely to a group in a way that seemed aimed at attacking one customer. I won't go back there.

The location is okay, and there's a good car park inside the compound. Breakfast is fine, with a good Shan restaurant next door and a nice cafe nearby. The rooms need proper maintenance. It's just okay.

The price is fair, though it's not perfectly clean for tourists since this isn't the newest hotel. There was just a little dust on the chairs, so it's fine if you don't mind that. The Level 4 Deluxe room has a bath tub if you want one. Try for a higher floor for a good view and less noise. I stayed on the 4th floor and am not sure about car noise on the lower floors. The windows are soundproof.

The room had a really bad smell and was very dirty. The manager wasn't good with people, either. As an adult, I had to ask for breakfast to be sent to the room, but they didn't provide that service.
