The condominium is close to the beach and Calle 38, with restaurants, cafés, and everyday services within walking distance. It's also fairly calm and central, making it easy to get around Playa del Carmen. The property has new administration and staff who are working to improve how things run and the guest experience. If anything comes up during a stay, guests are encouraged to tell the host or administration promptly and constructively, since most issues can be handled quickly that way. There is ongoing development around Playa del Carmen and the Riviera Maya, so construction nearby is common and can sometimes bring temporary noise or minor inconvenience. Local infrastructure also differs from North America and Europe. Water pressure can vary in this karstic area with highly mineralized water, and plumbing needs regular maintenance because of mineral buildup. In the tropical heat, hot water tends to be used less than in colder countries. Hospitality rules also call for safe, non-harmful boilers to prevent scalding, which can limit how hot the water gets. Few pools in the region are heated, as the climate keeps the water comfortable for most of the year. Jacuzzis and shared water facilities need proper care. Guests should shower before using them, rinse off sand after the beach, and keep sand out of the condominium, since sand and debris can cause serious problems for pumps and filters. Travelers who can adapt to local conditions tend to enjoy their stay. Anyone expecting exactly the same infrastructure and standards as at home may need to adjust their expectations.

We stayed in 103 b for 10 days. The room itself was okay, and I liked the other guests we met and the location, which is why I gave it two stars. I wouldn't stay here again. The balcony faced a brick wall, and the host hadn't told us before we booked. When I asked, he said, “that's why I didn't put the balcony in the pictures.” We wouldn't have booked if we'd known. The beds were rock hard, and there was almost no hot water. On two occasions, pipes burst in apartments above us. Once, water reached our floor, and we had to sweep it away to keep it from entering our room. The rooftop pool was nice, but it only had two sun loungers. Our host said it was a building issue and that they'd contact building management to sort it out. Also, beware of management or hosts posting positive reviews here to boost the review algorithm.

The place has a nice concept, but if you want to relax, stay away. They showed us the studio in the evening, when there was no construction, then asked a premium price. The building itself isn't finished, and two more buildings are going up as I write this. They'll need at least a couple of years to finish. The hammering and drilling can go on nonstop. The property manager acts as though they don't know what's happening, then says there's no refund or compensation. Save yourself and run from here 🤗

I liked the location near 5th Ave. and the beach, and otherwise the place was nice. I rented an Airbnb here for three weeks, though the water setup was a problem. The shower flow was very slow with almost no pressure, and the toilet is ultra-conservative, also with little pressure, so it needs frequent cleaning. The heater gives hot water inconsistently. It shuts off after about five minutes and won't come back on for roughly another five. Using the adjustment switch makes it stop working and need repair. The roof pool isn't heated.

Menesse Pre-construction projects are a real nightmare. They have problems with building permits, including construction of seven floors without a permit, and never notified investors about the issues. Buildings are clausurados, deadlines were extended unilaterally, and the customer service is the worst.
