The beds were large and comfortable, and the architecture looks nice. Check-in was quick, and the hotel is in a great spot, close to popular restaurants and bars and a five-minute walk from the beach. But the towel rules really dragged down the stay. At the desk, a woman handed us the terms and conditions without explaining them. They were in English and Spanish, so after driving three hours from Oaxaca, I figured I'd read them once I reached the room and could freshen up. She took us there, but with no elevator or staff to help, we had to carry three heavy suitcases upstairs. The rules said the hotel supplies just two towels per room, one for each person, and changes them only every four days. Asking for clean ones sooner costs 700 pesos, about $39 USD. A stain on a towel can mean a $100 USD charge. Since the hotel is on a dirt road, keeping those white towels clean seems almost impossible. I'll attach pictures of the area so you can see what I mean. The rules are ridiculous and take away from what would otherwise be a nice place.

There's a lovely rooftop space to hang out, and the rooms are roomy and comfortable. The staff were great, always checking that I had what I needed. I had an amazing time here, and the ocean is close enough to reach on foot in about five minutes. Highly recommend.

The breakfast was a letdown, with tiny portions and very little choice, which didn't fit the hotel's stylish look. The interiors, pool area, patio, and rooftop terrace are beautiful and very photogenic. The place has boutique hotel ambitions, but the way management handled problems felt more like a budget motel. Our room had no windows, just a glass door onto the shared patio. Guests passed by all day on their way to the pool or reception, so we had to choose between natural light and privacy. The room was stuffy, and because I have respiratory problems and can't use air conditioning, the lack of proper ventilation was a health concern. There was also a strange door in the shower that opened straight onto a construction site. Management wouldn't move us to another room or offer a partial refund if we shortened our stay. That inflexible, take-it-or-leave-it response was a major disappointment. The listing isn't clear enough about the rooms, and the poor service makes this a risky choice. Check your room details carefully before booking, especially if you might end up on the ground floor with no real windows.

The room details are easy to misread in the listing. There are only two rooms with balconies, visible in the photos I attached. The sliding door shown in the listing is actually the room's front door. There aren't any other windows, and the room faces the inside of the hotel. My wife and I booked for a New Year vacation and were excited at first. Other places we wanted were full, so we thought we'd found a nice boutique hotel in a good La Punta location, just two minutes from the beach. The location is honestly the only reason this gets a star. The terms and conditions they require you to sign at check-in are strict and questionable. Read them closely. Staff will mention ordinary things like late checkout and quiet hours if asked, but they don't explain the other extreme restrictions. We were there five days and left the room spotless, yet they tried to charge nearly $100 USD for a small dirt mark on a hand towel that should come out in a normal wash. They also claimed there were makeup stains, though my wife doesn't use makeup. By then, I wasn't even sure the towel was ours. These rules aren't disclosed before booking, and it felt like they look for reasons to fine guests afterward. The area has dirt roads and no paving nearby, so you get dusty as soon as you step outside. At first I accepted that as part of staying in a beach town, but it makes their towel and cleaning policy unreasonable. We had only two towels for two people for almost a week. Each extra towel costs $40 USD, and guests can be fined for stained towels or even white sheets, which aren't changed during the stay. My wife needs two towels per shower. How is a couple supposed to manage with two towels for five days in a dusty beach town? They come once daily to “organize” the room, but don't change sheets or towels or leave fresh ones. Bring your own towels and sheets, or buy them somewhere else. I'm attaching photos of the surroundings so people can see how hard it is to stay perfectly clean there.

We ended up booking here because most of the other nice places were full. It looked good and had positive reviews on booking.com, but the restrictions they told us about when we arrived were disappointing. The dispenser for hot and cold drinking water is on the ground floor, so every time you want water you have to go down two or three flights of stairs. At breakfast, coffee was the only hot drink. If you don't drink coffee, there wasn't another drink offered.
