The check-in experience was horrible. There was no one to check you in after 5 p.m., and the messages didn’t clearly say to go to the parking lot and talk to security. If my friends hadn’t been staying there, I’d have been stuck without a room for the night. The next day I called customer service, and they kept hanging up on me. One of my worst hotel or condo experiences. Stay away and don’t rent!

The beach is right across the street, and there are lots of restaurants nearby, though the ones closest to the hotel are expensive. Go a little farther for food that’s just as good and much cheaper. The water at the nearby beach has waves that are too strong for swimming. The bigger problem was the room: Puerto Vallarta is hot and humid, but there was no AC, just two old, weak ceiling fans. I kept sweating at night and struggled to fall asleep. The mattresses were really uncomfortable too. Over the week I was there, the maid came to our room only once.

The unit was clean and roomy, with a balcony looking out over the ocean. The pool area was kept up well too. Being on the beach in the Romantic zone made the location ideal.

The air conditioning doesn’t work, and there’s nobody around to help. This is the worst choice for a vacation. Don’t stay here.

We used to rent the seventh-floor penthouse through VRBO and stayed there three years running, from 2017-2019. We stopped coming to PV because of the pandemic and family issues, then finally came back in 2025. This time we booked a sixth-floor one-bedroom directly with the property since we weren’t traveling with our usual group of friends. Email replies from Iriana, who seemed to manage this property and Costa Sur Resort south of Zona Romantica, were frequent and fairly quick throughout, aside from a big problem in the middle. When our ride dropped us at the parking garage, a female staff member nearby, or someone called over, seemed surprised to see us. She looked confused and asked whether we had a reservation, even though we did. We left the bags with the male attendant in the garage while she hesitantly took us up in the working elevator to reception. Lourdes, who was probably the property manager, confirmed the reservation but said there was a problem: none of the rooms had working AC because of a power issue that had started two days earlier. I’d also seen other reviews mention this problem a year before. Nobody told us ahead of time. The plan was to wait until we arrived and then move us to Costa Sur Resort, almost two miles south of Zona Romantica. We didn’t want that. The neighborhood’s charm, local restaurants and shops, and beach all within walking distance are why we like Zona Romantica. We checked room # 600 before deciding. It was supposedly cleaned, but didn’t seem ready for guests. The balcony was the worst part, with bird poop on the railing and floor and a stream of it running down the side of the building. There was no balcony furniture, which made sense once we saw how high the wall was, blocking the view. It was miserably hot in June without AC. The lights worked and the electric clocks were on, but blinking. Back at the office, Lourdes was willing to help us find somewhere else, but we decided to look ourselves. My spouse asked why the office had AC, and was told the power issue affected the main building where the rooms were. Okay? Nearly three hours later, we found a neighboring place. It was smaller, but newer by years, much cleaner, with a living room, kitchen, higher view, and working AC. It cost a few hundred more for the week. We got a full refund, which is why this isn’t a one-star review. We emailed Iriana to ask whether they could cover the price difference, but never heard back, and hadn’t expected to. One Beach Street looks okay from outside for this area, but the inside is clearly run down and needs major work. It was fun while it lasted. Farewell, One Beach Street!
