The jungle like setting made this hotel feel special. Surrounded by lush greenery, it was easy to unwind and enjoy the quiet of nature, while still having comfortable rooms and excellent service. The beds made for a great night’s sleep, everything was very clean, and the cozy breakfast had delicious options and was a relaxing start to the day. The staff were friendly and helpful from the moment I arrived at Banitas Hotel, and the cheerful dogs greeting us were a charming touch that added to the homey feel. I had an amazing stay and would recommend it to anyone wanting comfort, good service, and an authentic Tulum experience.

The workers are great and helpful, but the building is terribly designed. There’s a big gap under the front door, and the open area in the bathroom roof lets bugs and moskitos in. I’ve been bitten a lot and woken up both of the past two nights by faulty electricity. It can shut off at any moment. Last night, the cold water ran out while I was showering. This is the worst stay I’ve ever had. If you want moskito bites all night and unreliable electricity, come here. It’s ridiculous, and the place is doing an amazing job of being the worst stay ever.

The manager was polite and nice, and the location was great, just a few minutes’ walk from Tulum’s main restaurants and resorts. We stayed at Cobanita for two nights. The room was nice but needs improvement. Since we had the first room near the entrance, cars and tracks going by and people coming and going kept waking us up. The bed and pillows were very uncomfortable. Breakfast was poor, though acceptable. With some improvements, it could be a very nice place.

We stayed in room 2 with our two kids, aged 3 and 1, and it was the worst stay of our travels through over 60 countries. We were put by the road, where it was incredibly noisy. The place was empty, but the grumpy staff didn’t offer us another room. On the second night, rain landed on my feet and my son’s feet while we shared a bed. By night four, maggots were falling into the bed. Staff didn’t seem to care and blamed the rain. The lady is leaving soon, so she just doesn’t seem to care. The whole place was dirty and run down, terrible value for money, and the beach wasn’t great. The photos don’t match the place. Tarpaulins on the roofs are failing, and the back of the hotel is a complete mess. They wouldn’t change our bedding after our one year old was physically sick, and were reluctant to change towels or clean every day. It was a massive disappointment, and I wouldn’t recommend it to anyone. Avoid it. If the owner reads this, they really need to invest money in the place.

Brenda had only just started working there, but her service was delightful and deserves a big compliment. We stayed in room number 7, which has a shared bathroom. There was barely room for a bed, and it’s right on top of the toilet facilities. There were so many musquitos that after a few days we were covered in bites. I wouldn’t recommend that room. I’d rather have stayed in the city. This strip of Tulum is too expensive, with no local or cheap food options nearby. It’s built around big resorts, which wasn’t the kind of holiday we wanted. Restaurants around there charge ridiculous prices for mediocre food.
