Kiki Tulum

Downtown was convenient, but our family’s stay was a disaster. The host was unfriendly and difficult to communicate with because of a language barrier. He didn’t show us around the property and wouldn’t address even basic concerns. There was only one key for a place meant for four people. Taking it out of the door shut off the air conditioning, and the house could get up to 85°F or 30°C. Cooling it down again took as long as two hours. We had to wake our sleeping children at 2 a.m. to let someone back in, or make sure somebody stayed behind with the key. We even offered extra money for another key, but the host refused. Ants and bugs were a constant problem, especially in the bathroom, and the pool was dirty and unusable during the day. After just one night we asked for a refund, but were denied. I’ve travelled to many countries and cities, and this was my worst rental experience. I also saw the owner denying other guests’ reservations in comments as if they had never booked, so I’m attaching a picture of our reservation as proof that we stayed there. I’d tell families or couples planning a Tulum trip to avoid this property.

I loved how peaceful Aldea Zamá felt while still being a short drive from Tulum’s town center and beaches. Restaurants, shops, and other attractions were easy to reach, and the area felt safe. The rooftop pool and terrace were a lovely place to relax with views of the lush surroundings. The condos were spotless and stylish, with cozy furniture and a fully equipped kitchen that made the place feel like home. Cleanliness was excellent throughout. The team clearly takes pride in the property, and the staff were welcoming and quick to answer my questions before and during the stay. Kiki Tulum was a great combination of location, design, and service. I’m already looking forward to going back.

You’ll really want a car here. The location is okay, and there’s a nice downtown area nearby, but getting around is easier by car. The concierge isn’t always there, which can make things challenging, and we didn’t get any housekeeping during our stay. For somewhere calling itself luxury, that didn’t feel right.

Oliver and Edgar were fantastic, and the location was just what we wanted. We felt very safe walking around at night with our kids, and the accommodations matched our expectations. We’ll definitely be back.
