The only things we enjoyed were the house's location and lake views. After one night, we're very disappointed and don't plan to return. The blankets, towels and pillows had stains. When we tried moving the beds so our toddler could sleep beside us without falling, the mess underneath was disgusting, so we had to put them back. The upstairs shared bathroom is getting old, with mold and cobwebs everywhere. I tried to make coffee, but the kettle was so rusty inside that I stopped straight away. The kitchen cutlery looked dirty, too. Our reservation said there would be a TV in the room, but there wasn't one. We had no Wi-Fi that night, and the owner made no attempt to compensate us, just said "sorry." Parking was cramped, if you could find a space at all, and getting in or out was difficult: there's no room to turn around, and the narrow entrance goes straight onto a busy road.

The view and location were great, but that was where the good parts ended. The place needed a proper clean: the dishes were dirty, there were cobwebs in the bathroom and shower, and rubbish was left outside. We found massive cockroaches in both the bedrooms and lounge. None of the TVs worked properly, and the Wi-Fi was only average. It didn't reach the room I stayed in.

The lake location was nice, and the common rooms were spacious. Wi-Fi speed was 45 Mbps, good enough to work with. It was clean and fine for us, as long as you're comfortable with shared common rooms and bathrooms.

The bed was comfortable and the view was unmatched, but sadly that's all we liked. The place was in poor condition, needed lots of repairs, and could use a proper clean. On-site parking was offered, but the layout made it almost impossible to reverse onto a busy road. The owner wasn't on site and argued about the spaces. I'd suggest painting parking lines so guests know where to park.

A relaxed, roomy and comfortable place with an excellent outlook over the lake. The location was lovely, and the host was very nice and quick to respond to questions. A little attention to making sure everything works would help, but otherwise it was the perfect place to stay in Hamilton.
