The breakfast listing on Booking promised a delicious continental or buffet meal with fresh fruit and other choices. What arrived was dry cereal, a cold slice of bread with a spread, canned fruit, and milk and juice that didn't look appealing. We left it untouched. The unit also smelled noticeably of urine near the toilet, and there were crumbs on the sheets when I pulled back the covers, which made me doubt how clean it was. It was hard to sleep beside the road, with trucks passing all night and shaking the whole unit each time, almost like a small earthquake. We arrived about 10 minutes before check-in, and the host looked at his watch and made a face as though we'd bothered him. He told us to park according to the sign without greeting us or introducing himself, so we felt unwelcome right away. This was an uncomfortable stay, and we can't recommend it.

We had a really nice breakfast from the hosts, and the area was very calm. The hosts were super friendly, and our room was spacious, tidy, and had everything we needed.

We had a great view of the Kaimais from this quiet spot, while still being close to town. The hosts were friendly, and I'd highly recommend staying here when visiting Matamata or just stopping for the night. I'll definitely return next time.

When we visited in October, the street was lined with beautiful flowering native trees. We enjoyed a peaceful walk along the road beside the farms, and Hobbiton was just a quick 15-minute drive away. The B&B was cute and well maintained, and the hosts were lovely, friendly, and helpful.

The shower was amazing, and the accommodation was laid out beautifully, with thoughtful little extras like coffee, real milk, and breakfast cereal. The friendly hosts also made coming and going easy with clear directions for the off-street parking.
